Meadowview is a 26-acre community of 37 semi-custom luxury homes with half-acre lots in northwest North Royalton, Ohio. This semi-circular-shaped subdivision is located off the west side of Abbey Road, 0.4 miles south of W Sprague Road, and comprises Meadowview Dr and Treeline Trl.
Homes were built exclusively by Drees Homes from 2019-2021.
The streetscape primarily showcases Craftsman-inspired/modern farmhouse architecture with mixed-texture siding profiles, white window trim, white rake board/fascia trim, gable pediments, and covered front entryways (many with extended porches for seating). Some homes feature elegant full brick/stone facades with English Country, French Country or Neo-Traditional designs.
Drees offered seven customizable floorplans including 1-story (ranch) and 2-story designs ranging from 3,300-4,900 above-grade square feet with 4-6 bedrooms and 2.5-5 bathrooms. Including finished basement space, these home can total 6,500 square feet.
First floor amenities and principal rooms include hardwood or LVP flooring, formal dining rooms, flex rooms or private dens, fireplaced great rooms (some are two-story) that are open to kitchens with quartz or granite countertops, an oversized island with breakfast bar, 42” cabinets, walk-in pantry, dinette, and a 4-season room/sunroom (some homes).
Owner’s suites (located on the second floor of 2-story homes) include a walk-in closet and ensuite bathroom with dual sinks/vanities, a tiled walk-in shower, soaking tub, and enclosed commode.
Second floors have lofts/bonus rooms.
Laundry rooms are primarily located on the second floor of 2-story homes.
Oversized guest bedrooms feature walk-in closets.
Finished lower levels include 9’ ceilings, media rooms, bars, and exercise rooms.
Attached front or side-entry garages accommodate 2-3 cars.
Backyards are appointed with custom patios and/or decks, firepits, and verandas. Backyard sheds, playsets, and in-ground swimming pools are permitted.
Spacious lots measure approximately 100′ wide and 200′ deep, ranging from 0.45 to 0.50 acres.
Most lots are fully cleared, offering open vistas.
In the center of the community is a partially wooded conservation easement spanning 2.04 acres with a creek and two ponds, providing scenic views to surrounding properties and habitat for native wildlife. Common area is designated in yellow on the above-illustrated map.
The entrances to Meadowview Dr and Treeline Trl are flanked by landscaped beds and community signage.
Streets are enhanced with street trees, curbs and sidewalks.
Mail is delivered to cluster box units near the entrances.
Meadowview is not connected to another development, so traffic is limited to residents and their guests.
The neighborhood is served by the highly-rated North Royalton City School District.
Homeowner’s Association (HOA) fees are approximately $300 annually.
Meadowview is bordered to the north by residential subdivisions including Crystal Creek, to the west by a 55+ senior living community, and to the south by a residential street.
