About Timberlane Estates in North Royalton

Timberlane Estates in North Royalton Ohio is a prestigious development of roughly 108 luxury homes built from 1996-2016 by Edgewood Homes, Panorama Homes, and Republic Construction.

These magnificent homes are nestled amongst wooded nature preserves, streams, and parkland.

You won’t find any basic vinyl facades here! This elegant development features stately front elevations of full brick/stone or stone and stucco. There are even a few rare full-brick homes. Further enhancing curb appeal, each home has a matching brick mailbox.

Timberlane Estates floorplans include ranch styles and colonials with first or second-floor owner’s suites. Homes range in size from 2,600-8,000 square feet with 3-5 bedrooms and 2.5-6 bathrooms.

Homes are exquisitely appointed with open floorplans, dramatic two-story foyers with open staircases, hardwood flooring, first-floor laundry rooms with utility tubs, formal dining rooms, formal living rooms and/or private dens with built-ins, and fireplaced two-story/vaulted great rooms with floor-to-ceiling windows that open to large kitchens featuring an oversized island, tile backsplash, breakfast bar seating, walk-in pantry, dinette area and/or morning/hearth room. First or second-floor owner’s suites include a sitting area with fireplace, walk-in closets, and glamour baths with walk-in showers, soaking tubs, dual sinks/vanities, and enclosed lavatories. Second-floors offer lofts or bonus rooms. Finished lower levels (many are coveted walk-outs!) have media rooms, kitchens/kitchenettes, bars, and exercise rooms. Attached side-entry garages, many with stairway access to the lower level, accommodate 2-4 cars. Outdoor living is enhanced by custom patios and/or decks, professional landscaping, and firepits/fireplaces. A number of homes even have their own private pool.

Spacious homesites mainly range from .49 to .65 acres, but there are some even larger lots up to 5.8 acres. Treed or wooded backyards attract songbirds and offer privacy, shade and significantly cooler al fresco entertaining on hot summer days.

A number of homes abut common area (yellow parcels on map below) owned by Timberlane or the neighboring HOA, enhancing privacy and wooded views.

The land immediately east of Timberlane Estates was previously owned by Timberlane Farms, a stable and horse boarding facility; hence the name of the development and its equestrian-themed signage. There are equestrian riding trails surrounding the subdivision, which are also used for hiking/biking. In 2014, 80 acres of land belonging to Timberlane Farms was acquired by the Cleveland Metroparks. Thus, the dense forest abutting Buckeye Trail and the eastern side of the Evergreen Trl is locked from future development. Parkland is designated in green on map above.

Further adding to the scenic surroundings, the East Branch of the Rocky River runs just north of the Buckeye and Evergreen cul-de-sacs. A distributary creek meanders west of the Evergreen cul-de-sac, down the eastern side of Fawnhaven Dr, and the western side of Hardwood Trl and Sundown Trl. Living near this waterway caters to nature lovers, offering ravined topography and opportunities for wildlife viewing.

There are two entrances to Timberlane Estates, both off Boston Rd: Fawnhaven Dr and the main entrance of Evergreen Trl. The entrance of Evergreen Trl is flanked on either side by landscaped beds with community signage between stacked stone columns and white two-rail ranch-style fencing. Mature broadleafs and pine trees continue on both sides of the street until the first homes, providing privacy to the homes near the entrance.

The community also encompasses homes along the streets of Buckeye Trl, Forest Glen Dr, Hardwood Trl, and Sundown Trl.

It is connected to Devonshire Woods to the west.

The subdivision is bordered to the northwest by the gated 55+ active adult community of Greenbriar at River Valley and the homes of Nottingham Woods, and to the west by Cambridge Park.

Homeowner’s Association (HOA) fees at Timberlane Estates are approximately $240 annually.

This neighborhood is served by the highly-rated North Royalton City School district.

Timberlane Estates is located in southwest North Royalton along the border of Hinckley, off Boston Rd, 0.7 miles west of Ridge Rd.

Highways are accessible in 10 min to I-71, 15 min to I-80/Turnpike, and 16 min to I-77.

SouthPark Mall and Strongsville’s bustling retail sector is only 12 min northwest.

The North Royalton YMCA is 12 minutes north, featuring a gymnasium with premium free-weights and exercise equipment, cycling studio, yoga studio, an elevated 1/12 mile walking/running track, two-court basketball gymnasium, aquatics center, and an outdoor playground.

As for parks, The Metroparks Mill Stream Run Reservation is 9 min away with trails, rope courses and zip lines, as well as The Chalet, which has two toboggan chutes that are open in the winter. It’s also just 9 min to Hinckley Reservation with a 90-acre lake, watersport rentals, hiking trails, and rock climbing. Brecksville Reservation is only 15 min away. It is the largest of the 18 Cleveland Metroparks reservations, offering excellent trails with scenic gorges and waterfalls. Cuyahoga Valley National Park is 21 min away, offering 33,000-acres with hiking trails, bike paths, a scenic railroad, and a vast array of flora & fauna.

If you’re a golfer, you are only 6 min to Valleaire and Pine Hills, 12 min to Seneca, 8 min to Hinckley Hills, 9 min to Briarwood and Ironwood, 10 min to Pine Hills, and 16 min to Sleepy Hollow Golf Courses.

It is within the highly-rated North Royalton City Schools district.
