About Harley Hills in North Royalton
Harley Hills (also called Harley Hills Estates) in North Royalton Ohio is a community of 69 custom-built luxury homes. Builders include Cosmopolitan Homes, Decesare Homes, Head Builders, J Friedrich Construction, LDA Custom Homes, Robert Stachowicz, Star-Lite Building & Developing Co, Tanglewood Elite Homes, and V Ragone Builders. These homes were mainly built from 1993-2006, with the most recent builds in 2014 and 2018. As of 2022, there was one lot yet undeveloped.
Many homes sit upon rolling hills with wooded lots and incredible views over the western horizon for breathtaking sunsets. The elevation of homes increases as you move up the hill from the entrance. As such, it is one of the streets prioritized for salting and plowing come winter. From the entrance to the top of Harley Hills Dr, there is an elevation increase of roughly 205 feet. The further up you go, the better the view. We can tell you firsthand; we’ve lived here since 2009.
Facades are mostly full brick/stone, with some homes having a combination of brick/stone with shake, vinyl or stucco.
The majority of homes are colonial or cape cod, but there are a couple of ranches. They mainly range from 3,700 to 8,600+ square feet, with 3-5 bedrooms and 3-5 bathrooms.
Amenities found in these homes include open floorplans, dramatic two-story foyers with open staircases, hardwood and ceramic tile flooring, two-story/vaulted great rooms with fireplaces and floor-to-ceiling windows, formal dining rooms with tray ceilings, formal living rooms and/or private dens, second-floor lofts/bonus rooms, and large laundry rooms with utility tubs and cabinets. Granite kitchens feature an abundance of countertops, breakfast bar seating, tile backsplash, walk-in pantry, and dinette. First or second-floor owner’s suites include a vaulted or tray ceiling, walk-in closets and en suite baths with tiled walk-in showers, soaking tubs, dual sinks/vanities, and enclosed lavatories. Finished lower levels (some are coveted walk-outs!) have media rooms, kitchenettes, bars, and exercise rooms. Homes offer 2-3+ car attached side-entry garages.
Generous homesites are sized from .4 to 1.15 acres. Nearly every backyard is private and wooded. Living is extended outdoors with custom patios and/or decks, screened or covered porches, and firepits.
The entrance on Harley Hills Dr is off York Rd. It is flanked on either side by landscaped beds with mature pines and stacked stone and masonry signage.
The initial part of the street is occupied by the cluster homes of Homestead at Harley Hills. The custom-built homes of Harley Hills begin past Heritage Trl.
In addition to Harley Hills Dr, the subdivision also includes the streets of Ponderosa Dr, Pioneer Trail Dr, Gordon St, Tall Timber Cir, nine homes surrounding the cul-de-sac of James Dr, and one home on Cartwright Pkwy.
Cartwright is currently a stub street, to which a cul-de-sac will be added with the construction of the new Viewpoint subdivision. Viewpoint will also lengthen the stub street of Margaret Dr.
There are curbs and sidewalks on both sides of the street.
This development is also accessible from Ridge Rd via Julia Dr, which intersects at the top of Harley Hills Dr.
The Homeowner’s Association (HOA) at Harley Hills is inactive and there are no fees.
This neighborhood is serviced by the highly-rated North Royalton City Schools district.
