About Indian Trails in North Royalton
Indian Trails is a community of 47 semi-custom luxury homes with half-acre+ lots in northwest North Royalton, Ohio.
This subdivision is located off the east side of Abbey Rd, 0.3 miles south of Albion Rd. It comprises the residential streets of Chippewa Path, Mahican Way, and Shawnee Cir.
These homes were constructed in two phases between 2009-2022 by K. Hovnanian and Drees Homes.
Phase 1 (Mahican Way and the north ends of Chippewa Path and Shawnee Cir) was constructed from 2009-2015 by K. Hovnanian Homes. In 2019, Phase 2 extended Chippewa Path and Shawnee Cir to the south, where Drees Homes constructed the final 13 homes.
Front elevations feature a variety of Colonial Revival or Neo-Colonial, Modern Farmhouse, Ranch, and Transitional architecture constructed with brick/stone accents.
Homes include 1-story (ranch), 1.5-story and 2-story floorplans ranging from 2,100-4,200 above-grade square feet with 3-4 bedrooms and 2.5-4.5 bathrooms. Including finished basement space, these homes can total 5,600 square feet.
First-floor amenities and principal rooms include hardwood or LVP flooring, front entry foyers (some are two-story), formal dining rooms, flex rooms and/or private dens, and fireplaced great rooms (some two-story/vaulted) that are open to kitchens featuring granite or quartz countertops, an oversized island, breakfast bar, pantry, and dinette area.
Owner’s suites (primarily located on the second floor of 2-story homes) include walk-in closets and glamour baths with dual sinks/vanities, a soaking tub and/or tiled walk-in shower, and enclosed commode (most bathrooms).
Laundry rooms are on the first or second floor.
Second levels may feature lofts or bonus rooms and oversized guest bedrooms with walk-in closets.
Finished lower levels (some have coveted walkouts!) may include rec rooms, kitchenettes, bars, media rooms, and exercise rooms.
Attached garages, most are front-entry, accommodate 2-3 cars.
Living is extended outdoors with custom patios and/or composite decks, and firepits.
Backyard fences, sheds, playsets, and in-ground pools are permitted.
Most lots are cleared. A few lots have treed or partially wooded backyards.
Lots are generously sized, measuring approximately 100′ wide and primarily ranging from 0.46 to 0.86 acres. There is also one home on a triple lot totaling 5.46 acres.
The topography of the community is relatively flat.
The two largest plots of common area (designated in yellow on above-illustrated map) have stormwater management ponds.
The entrance to Mahican Way is ornamented by a landscaped bed with masonry signage.
The community has street trees, curbs, and sidewalks on both sides of the street.
Mail is delivered to the cluster box unit near the entrance.
Mahican Way and both ends of Shawnee Cir have permanent cul-de-sacs.
The north end of Chippewa Path has a temporary cul-de-sac; the south end terminates in a dead end. Either may be extended with future development opportunities.
This neighborhood is served by the highly-rated North Royalton City School District.
Homeowner’s Association (HOA) fees at Indian Trails are approximately $400 annually.
