About Pinestream in North Royalton
Pinestream is a community of roughly 165 luxury homes with spacious homesites amongst a picturesque park-like setting in southeast North Royalton, Ohio. This subdivision is located at the southeast corner of W Edgerton Rd and State Rd, encompassing the streets of Waterbridge Dr, Riverview Dr, Creekside Cir, Hedgebrook Dr, River Summit, River Walk Dr (also called River Walk Cir), Sawgrass Cir and Watercrest Dr.

These homes were built from 1998-2022 by builders including Sandvick Builders, Drees Homes, and Bailey Custom Homes. As of late 2024, a few lots were yet to be developed.
Facades feature a variety of styles including traditional stately full-brick front, full-vinyl, and partial brick/stone styled as contemporary cottage or modern farmhouse. Many homes have matching brick mailboxes, adding to their curb appeal.
The ranch and two-story homes of Pinestream range from 2,300-5,800+ square feet, with 3–5 bedrooms and 2.5–5 bathrooms.
Homes are exceptionally appointed with hardwood and ceramic flooring, dramatic two-story foyers with open staircases, great rooms with large windows and fireplaces, formal dining rooms, private dens and/or formal living rooms, first or second-floor laundry, and guest/in-law suites. Granite or Quartz kitchens feature oversized islands, breakfast bar seating, walk-in pantries, and dinettes. Large first or second-floor owner’s suites have walk-in closets, and glamour baths with custom tiled walk-in showers, soaking tubs, dual sinks/vanities, and enclosed lavatories. Finished lower levels (some with coveted walk-outs) include media rooms, kitchens/kitchenettes, bars, exercise rooms, and stairs to the garage. Homes feature custom patios and/or decks to extend living outdoors.
Attached side-entry garages accommodate 2-3.5 cars.
Spacious homesites mainly range from 0.46 to 0.73 acres, with some lots available up to 1.5 acres. There are also two larger lots measuring 2.38 and 3.66 acres.
Most lots have treed or wooded backyards, attracting songbirds and offering privacy, shade and significantly cooler al fresco entertaining on hot summer days.

The East Branch of the Rocky River (dashed blue line on above map) crosses numerous lots along the eastern edge of the development. Living near this waterway caters to nature lovers, offering ravined topography and opportunities for wildlife viewing. View FEMA Flood Map.
During phase 2 of development, the developer granted a conservation easement, comprising roughly 10.6 acres along the Rocky River East Branch, to the Cuyahoga Soil & Water Conservation District. Properties with conservation easements must adhere to certain restrictions.
Recent improvements to the Pinestream stormwater management system are expected to resolve street flooding and stormwater backups in basements that previously plagued the community.
Pinestream has two entrances: Waterbridge Dr off the south side of Edgerton Rd, and Riverview Dr off the east side of State Rd. Each entrance has landscaped beds with stately curved brick signage walls.
River Walk Dr (Phase 3) is a single-street section of Pinestream off Edgerton Rd that is not connected to the main community.
All streets have curbs and sidewalks on both sides of the street. Custom burgundy street signs add elegance to intersections.
While this community is currently not connected to another, the stub streets of Sandy Springs Dr and Woodrun Dr could be extended with future development opportunities.
Most homes along the perimeter of the community are shielded from the main roads by a treeline easement.
Homeowner’s Association (HOA) fees at Pinestream are approximately $250 annually.
This development is served by North Royalton City Schools.

Pinestream is located in southeast North Royalton at the southeast corner of W Edgerton and State Roads, along the border of Broadview Heights.
This community is ideal for commuting! You are roughly 25 minutes to downtown Cleveland, Medina and Fairlawn. Access to I-77 and I-71 are both only 11 min away.
You are conveniently located just 8 min from downtown Broadview Heights for quick access to local dining and retail. SouthPark Mall and Strongsville’s bustling retail sector is 14 min west.
The North Royalton YMCA is 7 minutes north, featuring a gymnasium with premium free-weights and exercise equipment, cycling studio, yoga studio, an elevated 1/12 mile walking/running track, two-court basketball gymnasium, aquatics center, and a playground.
Outdoor recreation opportunities are plentiful! It is 9 min to Richfield Heritage Preserve, offering 336 wooded acres with hiking trails that include a portion of the Buckeye Trail, winding streams, two lakes for fishing and non-motorized watersports, and a horse barn with five miles of bridle trails. The Metroparks’ Hinckley Reservation is also a 9 min drive with 2,803 acres including twenty miles of all-purpose trails, bridle trails, a 90-acre lake (Hinckley Lake) with a boathouse for water sport rentals, a beach, swimming pool, two smaller fishing ponds also used for ice fishing and skating come winter, stone carvings at Worden’s Ledges, and its most notable feature–the porous sandstone outcroppings of Whipp’s Ledges. Hinckley Reservation is also home to the annual festival known as Buzzard’s Day, which celebrates the return of the turkey vulture to the area around mid-March. Brecksville Reservation, only 10 min away, is the largest of the 18 Cleveland Metroparks reservations, offering excellent trails with scenic gorges and waterfalls. The Metroparks Mill Stream Run Reservation in Strongsville is 11 min away with trails, rope courses and zip lines, as well as The Chalet, which has two toboggan chutes that are open in the winter. Cuyahoga Valley National Park is only 16 min away, offering 33,000 acres with hiking trails, bike paths, a scenic railroad, and a vast array of flora & fauna.
Golfers are only 4 min to Briarwood (just east of this development), 5 min to Hinckley Hills, 6 min Ironwood and Seneca, 7 min to Valleaire, 10 min to Pine Hills, and 11 min to Sleepy Hollow Golf Courses.
