Pinestream is a community of roughly 160 luxury homes with spacious homesites amongst a picturesque park-like setting in southeast North Royalton, Ohio. This subdivision is located at the southeast corner of W Edgerton Rd and State Rd. It encompasses the streets of Creekside Cir, Hedgebrook Dr, River Summit, River Walk Dr (also called River Walk Cir), Riverview Dr, Sawgrass Cir, and Waterbridge Dr, as well as two homes on Watercrest Dr (house numbers 16887 & 16897).

The custom and semi-custom homes of Pinestream were built between 1998-2024 by builders including Bailey Custom Homes, Drees Homes, and Sandvick Builders.

Facades feature a variety of styles including Colonial Revival, Contemporary Cottage, Modern farmhouse, and Transitional architecture. Some homes boast stately front elevations of full brick or stone.

Many homes have masonry mailboxes, adding to their curb appeal.

These ranch and two-story homes range from 2,300-6,000 square feet with 3-5 bedrooms and 2.5-5 bathrooms.

Inside, homes are exceptionally appointed with hardwood or LVP and ceramic flooring, dramatic two-story foyers with open staircases, formal dining rooms, private dens and/or formal living rooms, and fireplaced great rooms with large windows that are open to kitchens featuring granite or quartz countertops, oversized islands, breakfast bars, walk-in pantries, and dinettes. Laundry rooms may be located on the first or second floor. Large first or second-floor owner’s suites have walk-in closets and glamour bathrooms with custom tiled walk-in showers, soaking tubs, dual sinks/vanities, and enclosed lavatories. Some homes even offer in-law/guest suites. Finished lower levels (some with coveted walk-outs) may include media rooms, kitchens/kitchenettes, bars, exercise rooms, and stairs to the garage.

Attached side-entry garages accommodate 2 to 3.5 cars.

Backyards may feature custom patios, composite decks and built-in firepits to enhance outdoor living.

Backyard fences, sheds, playsets, gardens, and in-ground pools are permitted.

Most lots have treed or wooded backyards, attracting songbirds and offering privacy, shade and significantly cooler al fresco entertaining on hot summer days.

Spacious lots measure approximately 100′ wide and primarily range from 0.46 to 0.73 acres, with some larger lots available up to 1.5 acres.

Common land/greenspace parcels owned by the HOA are designated in yellow on the illustrated map above.

⚠️The East Branch of the Rocky River (dashed blue line on above map) crosses numerous lots along the eastern edge of the development. Living near this waterway caters to nature lovers, offering ravined topography and opportunities for wildlife viewing. Adjacent properties may have flood hazards. View FEMA Flood Map.

During phase 2 of development, the developer granted a conservation easement, comprising roughly 10.6 acres along the Rocky River East Branch, to the Cuyahoga Soil & Water Conservation District. Properties with conservation easements must adhere to certain restrictions. 

Recent improvements to the Pinestream stormwater management system are expected to resolve street flooding and stormwater backups in basements that previously plagued the community.

The main section of Pinestream has two entrances: Waterbridge Dr off the south side of Edgerton Rd, and Riverview Dr off the east side of State Rd. Each entrance has landscaped beds with stately curved brick signage walls.

River Walk Dr is an unconnected single-street section of Pinestream Phase 3, which is accessible from Edgerton Rd.

Streets are lined with curbs and sidewalks on both sides of the street.

Custom burgundy street signs add elegance to intersections.

Creekside Cir, River Walk Cir, and Sawgrass Cir have permanent cul-de-sacs.

The temporary turnaround on Waterbridge Dr and the stub streets of Sandy Springs Dr and Woodrun Dr could be extended with future development opportunities.

Most homes along the perimeter of the community are shielded from the main roads by a treeline.

Homeowner’s Association (HOA) fees at Pinestream are approximately $295 annually.

This development is served by North Royalton City Schools.

Pinestream is located along the border of Broadview Heights in southeast North Royalton, at the southeast corner of W Edgerton and State Roads.

This community is ideal for commuting! You are roughly 25 minutes to downtown Cleveland, Medina and Fairlawn. Access to I-77 and I-71 are both only 11 min away.

You are conveniently located just 8 min from downtown Broadview Heights for quick access to local dining and retail.

SouthPark Mall and Strongsville’s bustling retail sector is 14 min west.

The North Royalton YMCA is 7 minutes north, featuring a gymnasium with premium free-weights and exercise equipment, a cycling studio, yoga studio, an elevated 1/12 mile walking/running track, a two-court basketball gymnasium, aquatics center, and a playground.

Outdoor recreation opportunities are plentiful! It is 9 min to Richfield Heritage Preserve, offering 336 wooded acres with hiking trails that include a portion of the Buckeye Trail, winding streams, two lakes for fishing and non-motorized watersports, and a horse barn with five miles of bridle trails. The Metroparks’ Hinckley Reservation is also a 9 min drive with 2,803 acres including twenty miles of all-purpose trails, bridle trails, a 90-acre lake (Hinckley Lake) with a boathouse for water sport rentals, a beach, swimming pool, two smaller fishing ponds also used for ice fishing and skating come winter, stone carvings at Worden’s Ledges, and its most notable feature–the porous sandstone outcroppings of Whipp’s Ledges. Hinckley Reservation is also home to the annual festival known as Buzzard’s Day, which celebrates the return of the turkey vulture to the area around mid-March. Brecksville Reservation, only 10 min away, is the largest of the 18 Cleveland Metroparks reservations, offering excellent trails with scenic gorges and waterfalls. The Metroparks Mill Stream Run Reservation in Strongsville is an 11 min drive for trails, rope courses, zip lines, and toboggan chutes. Cuyahoga Valley National Park is only 16 min away, offering 33,000 acres with hiking trails, bike paths, a scenic railroad, and a vast array of flora & fauna.

Golfers are only 4 min to Briarwood (just east of this development), 5 min to Hinckley Hills, 6 min Ironwood and Seneca, 7 min to Valleaire, 10 min to Pine Hills, and 11 min to Sleepy Hollow Golf Courses.
