Pine Lakes neighborhood amenities, pictured below, include a clubhouse with a kitchenette that residents can reserve for parties (at 10949 Woodrun Dr), two lighted pavilions with picnic tables and outdoor grills, two tennis courts, three playgrounds, a large fountained pond, two smaller ponds, and asphalt walking paths.

Entrances to the northern walking path are located next to 14504 Pine Lakes Dr, 14090 Pine Lakes Dr, and 14415 Pin Oak Dr (the section of Pine Lakes Crossing off Webster Rd). The southern path is accessible near the pond on the east side of Lake Meadows Dr, and also next to 14449 Willow Cir, and10350 Forestview Dr.

Pine Lakes Crossing Homes on Pin Oak Dr & Nicole Cir:

The first section of Pine Lakes Crossing, located off the east side of Webster Rd, includes 24 lots along the dead-end street of Pin Oak Dr and the cul-de-sac street of Nicole Cir.

These homes were constructed by Lipovits Builders from 1996-2003.

Facades are traditionally styled with full or partial brick.

These homes include colonial, cape cod, and ranch styles that mainly range from 2,400-5,600 square feet with 3-5 bedrooms and 2.5-3.5+ bathrooms.

Owner’s suites (some first floor) have walk-in closets and en-suite bathrooms with dual sinks/vanities, tiled walk-in showers, and soaking/jetted tubs. Full finished lower levels offer media rooms, bars, workshops, and workout rooms. Homes have 2-3 car front-entry garages.

Homesites measure approximately 80′ wide x 139-145′ deep, ranging from 0.27 to 0.42 acres.

The walking trails are directly accessible between 14443 & 14415 Pin Oak Dr (dashed red lines on map above).

This subdivision is not currently connected to any other development, so traffic is limited to residents and their guests. However, the parcel at the end of Pin Oak Dr is owned by the developer for future development opportunities.

Pine Lakes Crossing No. 2 Homes (Rosalee Ln):

Located off the west side of Albion Rd, Pine Lakes Crossing No. 2 consists of 57 homes along the cul-de-sac street of Rosalee Ln.

These homes were built beginning in 2006 by Lipovits Builders. Drees Homes completed the remaining lots in Phase 1 and exclusively built Phase 2 (north half of the street).

Drees Homes is currently completing development of Phase 2 (aka The Enclave at Pine Lakes Crossing).

The colonial, cape cod, and ranch homes of Rosalee Ln mainly range from 2,300-4,900 square feet with 4-5 bedrooms and 2.5-4.5 bathrooms.

These homes offer desirable amenities including two-story foyers, hardwood flooring, private dens, formal dining rooms, mudrooms with benches, and first or second-floor laundry rooms with cabinets and utility tubs. Two-story or vaulted great rooms with fireplaces are open to kitchens with quartz or granite countertops, center islands with breakfast bar seating, tiled backsplash, dinette area, walk-in pantry, and butler’s pantry. Owner’s suites (some first floor) feature walk-in closets and en-suite bathrooms with dual sinks/vanities, tiled walk-in showers, soaking/jetted tubs, and enclosed commodes. Full finished lower levels (some are coveted walk-outs!) have 9′ ceilings, media rooms, bars, and workout rooms. Most of the homes built by Drees have elongated front porches that accommodate seating to encourage neighborly socialization. Front-entry garages accommodate 2 to 3 cars.

Phase 1 homesites (southern end of Rosalee Ln) are larger and wider, sized at approximately 81′ wide x 135′ deep, primarily ranging from 0.25 to 0.31 acres.

Phase 2 lots (north of Sycamore Cir) are narrower, measuring 60-70′ wide x 127′ deep, mainly ranging from 0.17 to 0.22 acres. Larger lots around the cul-de-sac range from 0.42 to 0.45 acres, and overlook a stormwater management pond.

NOTE: Backyard fences, sheds, playsets, and swimming pools are permitted.

All homesites are cleared of old-growth trees. Additional privacy is achieved with tree plantings.

Some lots on the east side of Rosalee Ln back to adjacent wooded parcels.

Only homes on the south end of Rosalee Ln (Phase I) have mailboxes. The homes north of Sycamore Cir (Phase 2) utilize the mailbox kiosk between house numbers 10295 and 10243.

Pine Lakes Crossing No. 2 is connected to Pine Lakes Village via Sycamore Cir.


Each entrance features brick and masonry signage between pillars topped with spherical capping stones.

Both subdivisions have street trees, curbs, and sidewalks on both sides of the street.

Homeowner’s Association fees are approximately $225 annually.

Residences are served by the Strongsville City School District.
