Meadowview is a 26-acre community of 37 semi-custom luxury homes with half-acre lots in northwest North Royalton, Ohio. This semi-circular-shaped subdivision is located off the west side of Abbey Road, 0.4 miles south of W Sprague Road, and comprises Meadowview Dr and Treeline Trl.
Homes were built exclusively by Drees Homes from 2019-2021.
Drees offered seven customizable floorplans including ranch and two-story designs ranging from 2,400 to 4,500 square feet with 4-6 bedrooms and 2.5-5 bathrooms.
Being that these homes were built around the same time and by the same builder, there is visual continuity amongst the front elevations.
Inside, amenities include hardwood or LVP flooring, formal dining rooms, flex rooms or private dens, fireplaced great rooms (some two-story) that are open to kitchens with quartz or granite countertops, an oversized island with breakfast bar, 42” cabinets, tile backsplash, walk-in pantry, dinette, and sunroom. Second floors also have lofts/bonus rooms. Most laundry rooms are on the second floor. Oversized guest bedrooms feature walk-in closets. Finished lower levels include 9’ ceilings, media rooms, bars, and exercise rooms.

Backyards are appointed with custom patios and/or decks, firepits, and verandas. Backyard sheds, playsets, and in-ground swimming pools are permitted.
Most lots are fully cleared, offering open vistas.
Spacious lots measure approximately 100′ wide and 200′ deep, ranging from 0.45 to 0.50 acres.
In the center of the community is a partially wooded conservation easement spanning 2.04 acres with a creek and two ponds, providing scenic views to surrounding properties and habitat for native wildlife. Common area is designated in yellow on the above-illustrated map.
The entrances to Meadowview Dr and Treeline Trl are flanked by landscaped beds and community signage.
Streets are enhanced with street trees, curbs and sidewalks.
Mail is delivered to cluster box units near the entrances.
Meadowview is not connected to any other development, so traffic is limited to residents and their guests.
The neighborhood is served by the highly-rated North Royalton City School District.
Homeowner’s Association (HOA) fees are approximately $300 annually.
Meadowview is bordered to the north by residential subdivisions including Crystal Creek, to the west by a 55+ senior living community, and to the south by a residential street.
