About Kingston Way in North Royalton
Kingston Way is an upscale community of 28 homes in North Royalton, Ohio with streams, rolling topography and some walkout lower levels. Homes occupy the eastern end and cul-de-sac of Kingston Way (house numbers 12706-12862).
NOTE: Homes along the west end of the street belong to the adjoining subdivision of Fallingwater.


Most homes were built from 1998-2005 by Europa Homes, with the final home constructed in 2021.
Homes include colonial, cape cod and ranch styles that mainly range from 2,800-4,300 square feet with 3-5 bedrooms and 2.5-4 bathrooms.

Outdoor living is enhanced by custom patios and/or decks, firepits and gazebos.
Generously sized homesites range from 0.49 to 1.31 acres. Some lots have treed backyards.
Several streams in the Rocky River East Branch watershed cut through the community (dashed blue lines on the map below), enhancing the natural setting, offering scenic ravined topography, and increasing wildlife sightings.
A common area parcel, designated in yellow on the below above, extends views for abutting homes.
There are curbs and sidewalks on both sides of the street.
Mailboxes are all the same design and color (white posts with black boxes), bringing consistency to the streetscape.
This neighborhood also includes the stub street of Crown Pt, which may be extended with future development opportunities.
The community is accessible through the aforementioned adjoining development of Fallingwater from Bennett Rd, or the community of Spyglass Hill from W 130th St via N Star Dr.
Residences are served by the highly-rated North Royalton City School District.
Homeowner’s Association (HOA) fees are approximately $125 annually.

The subdivision of Kingston Way is located near the intersection of Bennett Rd and W 130th St, in the southwest corner of North Royalton near the border of Hinckley, Brunswick and Strongsville.
Highways are accessible in 9 min to I-71, 12 min to I-80/Turnpike, and 20 min to I-77.
SouthPark Mall and Strongsville’s bustling retail sector is only a 10 min drive.
The North Royalton YMCA is 14 minutes away, featuring a gymnasium with premium free-weights and exercise equipment, cycling studio, yoga studio, an elevated 1/12 mile walking/running track, two-court basketball gymnasium, aquatics center, and an outdoor playground.
As for parks, The Metroparks Mill Stream Run Reservation is 6 min away with trails, rope courses and zip lines, as well as The Chalet, which has two toboggan chutes that are open in the winter. It’s 14 min to Hinckley Reservation with a 90-acre lake, watersport rentals, hiking trails, and rock climbing.
