About Hampton Reserve in North Royalton
The Woods at Hampton Reserve (also called Woodbury and West Hampton) is a community in North Royalton, Ohio with 51 semi-custom luxury homes that sit upon a rolling hill with treed/wooded lots and incredible views over the western horizon for breathtaking sunsets.
This subdivision is located 0.3 miles south of Albion Rd off the east side of east of York Rd and comprises two unconnected sections of homes.


The main subdivision (aka West Hampton) is directly accessible from York Rd and encompasses W Hampton Dr and Montauk Pt. W Hampton Dr has a permanent cul-de-sac with a treed island with brick pavers; Montauk Pt is a dead-end street, which could be extended with future development opportunities. Homes along these two streets receive mail in the community mailbox unit located near the entrance.

The entrance to the main community via W Hampton Dr, is flanked on either side by lushly landscaped beds with stacked stone pillars and signage. Landscaping and mature pines run along each side of the street up until the first homes, offering privacy to homes near the entrance.
Just east of the main subdivision is a separate section of 13 homes (aka Woodbury subdivision), which includes Woodbury Ln and four homes on Chesterton Ln (house numbers 8191, 8192, 8201 & 8202). The ‘Woodbury’ section of homes is accessible through the neighboring subdivision of Southampton Woods from Ridge Rd via Southampton Dr, or through the entrance to Bunting Tree Condos from York Rd via Washington Ave. These homes have individual mailboxes at the end of their driveway.
Homes were built between 2003-2014 by Drees Homes, Parkview Homes, and Ryan Homes.
Facades are mostly full brick/stone.
These ranch and two-story homes range mainly from 3,200-6,100+ square feet, with 3-6 bedrooms and 2.5-4.5 bathrooms.
Inside, amenities include open floorplans, dramatic two-story foyers with open staircases, hardwood flooring, formal dining rooms, flex rooms or private dens, and fireplaced two-story/vaulted great rooms with floor-to-ceiling windows that are open to kitchens with granite or quartz countertops, an oversized island, breakfast bar seating, tile backsplash, walk-in pantry, and dinette are. First or second-floor owner’s suites include walk-in closets and glamour baths with tiled walk-in showers, soaking tubs, dual sinks/vanities, and enclosed lavatories. Oversized guest bedrooms feature walk-in closets. Second levels have lofts/bonus rooms for additional living space near bedrooms. Finished lower levels (many are coveted walk-outs!) have media rooms, kitchenettes, bars, and exercise rooms.
Attached front or side-entry garages accommodate 2-3 cars.
Living is extended outdoors with custom patios and/or decks, firepits and pergolas.
Some backyards are wooded, attracting songbirds and providing privacy, shade and significantly cooler al fresco entertaining on hot summer days.
Generously sized homesites measure 100′ wide and are mostly sized from 0.38 to 0.58 acres, but there are two larger lots measuring 0.74 and 0.95 acres.
The elevation of homes increases as you move east. From York Rd to the homes on Chesterton Ln, there is an elevation increase of roughly 165 feet. The further up you go, the better the view.
A stream (dashed blue line on map above) and several smaller creeks intersect the subdivision. Generally considered an environmental asset, these waterways enhance the natural setting, offering sloping topography and increasing wildlife sightings.
Numerous homes abut HOA-owned common area land (yellow plots on above map), extending views of open space or woods.
Both sections of this community have street trees, curbs, and sidewalks on both sides of the street.
Homeowner’s Association (HOA) fees for Woodbury and West Hampton are approximately $325 annually.
This neighborhood is served by the highly-rated North Royalton City School District.
