Cedar Estates is a community of 220 single-family homes in northwest North Royalton, Ohio. This subdivision is located 0.3 miles south of W Sprague Rd off the west side of York Road. It comprises Applewood Dr, Beechwood Dr, Cedarwood Dr, Edgewood Dr, Elmwood Oval, Hickory Ln, Ivy Oval, River Oaks Dr, Sassafras Cir, Wildwood Dr, and three homes on York Rd (house numbers 8920, 8960, 8980).

These homes were constructed in six phases from 1978-1994 by builders including Chiuchiarelli Construction and Petros Homes. The final home was built in 2006.

Homes include a variety of ranch, split-level, and two-story styles ranging from 2,000-5,100 square feet with 3-5 bedrooms and 2.5-3.5 bathrooms.

Inside, you’ll find hardwood flooring, first-floor laundry rooms with utility tubs, private dens and/or formal living rooms, formal dining rooms, and fireplaced great rooms (some with wet bars) that open to kitchens with granite/quartz countertops, tile backsplash, pantry, dinette area, and even sunrooms or screened porches. Owner’s suites include en-suite bathrooms with dual sinks/vanities and soaking/jetted tubs and/or walk-in showers. Finished lower levels have media rooms, bars, and/or exercise rooms.

Attached garages, most front-entry, accommodate 2-3 cars.

Living is extended outdoors with custom patios and/or decks and firepits.

Homesites measure approximately 100′ wide and 170′ deep, ranging from 0.39 to 0.52 acres. There is also one home on 5.82 acres.

Many lots boast treed or wooded backyards, offering privacy, shade, and songbirds.

Yellow parcels on the above map are common space or city-owned landbanks.

⚠️Several tributary streams of Baldwin Creek intersect this development. In recent years, the city has added retention basins and upgraded and resized storm sewers to resolve issues with stormwater flooding in the area. Stream-adjacent properties may have flood hazards. View FEMA Flood Map.

The entrance to Cedarwood Dr is designated by landscaping and a brick signage wall.

Cedar Estates is also accessible from York Rd via the adjoining street of Gabriella Dr.

This development has curbs and sidewalks on both sides of the street.

Both ends of Wildwood Dr are dead ends, which could be extended with future development opportunities.

NOTE: There is a wastewater treatment facility near the northwest corner of the subdivision (purple square on above-illustrated map).

This neighborhood is served by the highly-rated North Royalton City School District.

There are no Homeowner’s Association (HOA) fees at Cedar Estates.
