About Worthington in North Royalton
Worthington is a single-street community of 38 two-story homes with common area, walking trails, and a fishing pond. This subdivision is located in northwest North Royalton, Ohio, off the east side of Abbey Rd, 0.3 miles south of Albion Rd, and encompasses Worthington Way.

Homes were constructed exclusively by Ryan Homes, a production builder, between 2006-2007. The final home was built in 2011.
The cohesive streetscape features homes of similar size and design.
These colonial homes (2-stories with second-floor owner’s suites) range from 2,400-5,300 square feet with 3-4 bedrooms and 2.5-3.5+ bathrooms.
Inside, amenities include two-story foyers with open staircases, hardwood flooring, first-floor laundry rooms, formal dining rooms, flex rooms and/or private dens, and fireplaced great rooms (some are vaulted) that open to kitchens with granite or quartz countertops, a breakfast bar, tile backsplash, and dinette area or a light-filled morning room with cathedral ceiling. Second-floor owner’s suites include sitting areas, walk-in closets and en-suite bathrooms with walk-in showers, soaking tubs, dual sinks/vanities, and enclosed lavatories. Finished lower levels (some are coveted walkouts!) have media rooms, bars, and exercise rooms.
Attached front-entry garages accommodate 2-3 cars.
Living is extended outdoors with custom patios and/or composite decks and firepits. Backyard playsets, sheds, and above-ground and in-ground swimming pools are permitted.
Homesites measure approximately 80′ wide with 50′ front building setbacks and range from 0.37 to 0.66 acres (average lot size is 0.48 acres).
The south side of the street offers lightly treed or cleared backyards.
The north side of the street boasts a forested preservation easement and wooded backyards, attracting songbirds and providing privacy and lush nature views. A small stream crosses most backyards, but does not significantly alter the topography.
Homes around the eastern end of the cul-de-sac abut 2.44 acres of forested HOA-owned greenspace with a detention pond and preservation easement.
Directly east of the cul-de-sac is a wooded 2.44-acre HOA-owned common area parcel (designated in yellow on the above map) for lush views and privacy from the adjacent development.
Nature and fitness lovers will appreciate direct access to a private nature trail (green line on above map) that meanders through common area owned by the HOA of the neighboring sister community, Villas of Worthington.

The entrance to Worthington Way is designated by a landscaped bed with masonry signage.
The street is enhanced by street trees, curbs, and sidewalks.
Black double mailboxes (2 boxes per post) are placed at every other driveway.
Worthington Way is not connected to another development, limiting traffic to residents and their guests.
Homeowner’s Association (HOA) fees at Worthington are approximately $300 annually.
This neighborhood is served by the highly-rated North Royalton City School District.
The southeast end of the community is bordered by two-story condominiums.
