This subdivision comprises the cul-de-sac street of Woodland Bend Dr, located off the south side of W Sprague Rd between Ridge and State Roads, and the model home at 8215 Ridgedale Rd.

This development was constructed exclusively by Ryan Homes in 2025.

Ryan Homes offered seven customizable ranch and two-story floorplans ranging from 1,600-3,600 square feet with 3-4 bedrooms and 2.5-3.5 bathrooms.

Inside, Woodland Bend homes may include LVP flooring, first or second floor laundry rooms, flex rooms (playroom, den or formal dining), and an open-concept living area with a large fireplaced great room that is open to the kitchen featuring quartz or granite countertops, a center island with breakfast bar, walk-in pantry, and dinette area. Owner’s suites (most are second floor) include walk-in closets and en-suite bathrooms with walk-in showers, dual sinks and vanities, and enclosed commodes. Second floors may have lofts. Finished lower levels may feature rec rooms, bars and/or exercise rooms.

Attached front-entry garages accommodate 2 cars.

Lots have approximately 54′ frontage and 30′ setbacks, ranging from 0.14 to 0.25 acres. These smaller lot sizes are ideal for buyers who want to spend less time on yard work.

Outdoor living is enjoyed on patios and/or covered decks.

Homes are positioned atop a bluff that rises significantly above W Sprage Rd, offering elevated views over the horizon to the northeast.

Most lots abut HOA-owned greenspace or conservation land (green section on above-illustrated map) totaling 16 acres. A grassed path off the south end of the cul-de-sac leads to a 0.40-acre open meadow that adjoins woodchip nature trails.

The subdivision of Woodland Bend comprises Woodland Bend Dr, located in northeast North Royalton, Ohio, off the south side of W Sprague Rd, between Ridge Rd and State Rd.

I-77 and I-71 are a 9 and 10 min drive, respectively.

Conveniently located 5 min south at the intersection of Wallings and State Roads is a Drug Mart, Hop Hing Chinese takeout, Blue Monkey Brewing Company, Cleats Sports Bar, Joe D’s Beverage, Marco’s Pizza, and Sunoco gas station.

The North Royalton YMCA is also in this area, featuring a gymnasium with premium free-weights and exercise equipment, cycling studio, yoga studio, an elevated 1/12 mile walking/running track, two-court basketball gymnasium, aquatics center, and an outdoor playground.

As for parks, Memorial Park, an 8 min drive, includes a skate park; baseball fields; tennis, pickleball, basketball and volleyball courts; shelters and picnic areas; a splash pad; and all-purpose trail. West Creek Reservation in Parma is also an 8 min drive for mountain bike trails, hiking and paved trails, and picnic pavilions. Brecksville Reservation, the largest of the Cleveland Metroparks reservations, offering excellent trails with scenic gorges and waterfalls, is 12 min east. The Metroparks’ Mill Stream Run Reservation is also 12 min away with trails, rope courses, and zip lines, as well as The Chalet, which has two toboggan chutes that are open in the winter.

Golfers have numerous courses within 17 min, including Ridgewood, Seneca, Briarwood, Hinckley Hills, Ironwood, Valleaire, Sleepy Hollow, and Pine Hills.
