About Valley Vista in North Royalton
Valley Vista is an upcoming new construction Pulte Homes community of 17 detached limited-maintenance cluster homes in northeast North Royalton, Ohio. This subdivision is being constructed on the former site of an elementary school, located off the south side of Wallings Rd (4049 Wallings Road), a half-mile east of State Rd, comprising the newly created cul-de-sac street Valley Vista Cir.
The North Royalton Planning Commission gave the plan final approval on February 6, 2025.

These to-be-built ranch and two-story cluster homes will range from 1,893-3,100+ square feet with 3–4 bedrooms and 2–3 bathrooms.
Valley Vista cluster homes can include designated front entry foyers, garage-entry mud halls or mudrooms, LVP flooring, first or second floor laundry rooms, flex rooms and/or formal dining rooms, and fireplaced great rooms that open to kitchens featuring quartz or granite countertops, center islands with breakfast bars, a pantry, and dinette area. First or second-floor owner’s suites include walk-in closets and en-suite bathrooms with walk-in showers and/or soaking tubs, dual sink vanities, and enclosed lavatories. Second floors may have lofts or bonus rooms. Attached front-entry garages accommodate 2 cars plus storage areas.
Homesites are approximately 64′ wide with 40′ building setbacks that mainly range fom 0.25 to 0.40 acres There is also one lot sized at 0.61 acres.
Of the 22-acre site, 65% of the property will be designated as permanent open space.
⚠️NOTE: The open space immediately south of the cul-de-sac has an existing cell tower, an existing natural gas and oil well, and a gas tank battery (orange square on above map). Existing easements that access the cell phone tower and oil will remain within open space areas. Due to visual encumbrance or health and safety concerns, proximity to cell towers or gas and oil wells can negatively impact home values. However, oil and gas drilling will be limited per an agreement with EOS Energy LLC (a Columbus natural gas and oil company) prohibiting horizontal drilling beneath these homes.
Chippewa Creek flows east-west along the southern end of this community.
Landscape mounds with evergreen trees will line the main road, offering privacy from passing traffic.
Valley Vista Cir will include curbs, sidewalks and street trees.
Mail will be delivered to the cluster box unit near the entrance to Valley Vista Cir.
Residences are served by the highly-rated North Royalton City School District.
There will be a Homeowner’s Association (HOA) and associated fees at Valley Vista.
Bordering this community to the west is Villa Grande. To the south, just beyond the open space is Huntington Park.
The subdivision of Whispering Meadows is several parcels to the east.

The Valley Vista subdivision is located in northeastern North Royalton, Ohio near the border of Broadview Heights, off the south side of Wallings Rd, a half-mile east of State Rd.
I-77 is conveniently just an 8 min drive east.
Conveniently located 0.8 miles west at the intersection of Wallings and State Roads is a Drug Mart, Hop Hing Chinese takeout, Blue Monkey Brewing Company, Cleats sports bar, Joe D’s Beverage, Marco’s Pizza, and Sunoco gas station.
The North Royalton YMCA is also in this area, featuring a gymnasium with premium free-weights and exercise equipment, cycling studio, yoga studio, an elevated 1/12 mile walking/running track, two-court basketball gymnasium, aquatics center, and an outdoor playground.
As for parks, Brecksville Reservation, the largest of the 18 Cleveland Metroparks reservations, offering excellent trails with scenic gorges and waterfalls, is 13 min east. The Metroparks’ Mill Stream Run Reservation is 14 min away with trails, rope courses and zip lines, as well as The Chalet, which has two toboggan chutes that are open in the winter. Cuyahoga Valley National Park is 18 min away, offering 33,000-acres with hiking trails, bike paths, a scenic railroad, and a vast array of flora & fauna.
Golfers are only 9 min to Seneca, 11 min to Briarwood, 12 min to Hinckley Hills and Ironwood, 13 min to Valleaire and Sleepy Hollow, and 15 min to Pine Hills.
