About Royal Valley in North Royalton
Royal Valley is an established community of 314 homes with winding streets and forested greenspace in northeast North Royalton, Ohio. This subdivision is located at the northeast corner of Wallings and State Roads. It comprises the streets of Bayberry Ln, Bayleaf Ln, Brookside Cir, Buttonbrush Ln, Corkwood Dr, Persimmon Ln, Pinckneya Dr, Princeton Dr, Redbay Ln, Ridgeline Dr, Royal Valley Dr, Scottsdale Dr, Silverleaf Dr, Sweetbay Dr, Sweetleaf Dr, Vale Dr, and the southern section of Dublin Dr (house numbers 4902-9551).


Royal Valley homes were constructed from 1988-2002 by various builders including Bennett, Hyman Builders, Candlelight Homes, Custom Homes of America, Keils Construction, Lipovits Home Builders, Monterey Custom Homes, Partridge Housing, Perram Bros. Construction, and Zillich.
Architectural styles include Colonial Revival, Contemporary, Transitional and Tudor designs, with facades of full brick or brick/stone accents.
This mix of builders and architectural designs offers an interesting and unique streetscape.
These ranch and two-story homes range from 2,000-5,700 square feet with 3–5 bedrooms and 2.5–4.5 bathrooms.
Amenities generally include two-story foyers, hardwood or LVP flooring, first-floor laundry rooms with utility tubs and cabinets, formal dining rooms with tray ceilings, formal living rooms and/or private dens, and large fireplaced great rooms (some vaulted) that open to kitchens featuring quartz or granite countertops, tile backsplash, pantry, dinette area, and even sunrooms or 3-season rooms. First or second-floor owner’s suites include vaulted ceilings, walk-in closets, and en-suite bathrooms with walk-in showers, soaking/jetted tubs, and dual sinks/vanities. Finished lower levels (many are coveted walkouts!) may include media rooms, billiard areas, bars, and exercise rooms.
Attached front or side-entry garages accommodate 2-4 cars. Many homes have circular driveways offering guest parking and unobstructed garage access.
Backyards are equipped with decks and/or patios for al fresco enjoyment.
In-ground swimming pools, playsets, fences (4′ wooden), and sheds (168 sq ft maximum) are permitted in backyards.
Most backyards are lightly treed or wooded, providing soothing birdsong, privacy, shade, and significantly cooler al fresco entertaining on hot summer days.
Lots measure approximately 100′ wide and are sized from 0.39 to 1.2 acres.
Common area totaling over 60 acres (yellow parcels on above-illustrated map) meanders throughout the development, most of it wooded, enhancing privacy and nature views of abutting homes.
A few homes overlook a retention pond.
⚠️Numerous tributary streams of Big Creek meander through the site, offering scenic rolling topography. There is a designated FEMA flood hazard near the northwest end of the development. View FEMA Flood Map.
🛢️NOTE: There are some natural gas and oil wells (red dots on map above) near the southern perimeter of this subdivision. Due to visual encumbrance or concerns regarding health and safety, proximity to gas and oil wells can negatively impact home values. Neighboring properties can often yield reduced property tax values through the board of revisions.

Royal Valley has three direct entrances: Royal Valley Dr from either Wallings Rd or State Rd, and Ridgeline Dr (also spelled Ridge Line Dr) off State Rd. Each entrance has landscaped beds with masonry signage topped by spherical capstones.
All streets have mature street trees, curbs, and sidewalks on both sides of the street.
The streets of Bayberry Ln, Bayleaf Ln, Brookside Cir, Buttonbrush Ln, Persimmon Ln, Princeton Dr, Redbay Ln, Scottsdale Dr, Silverleaf Dr, Sweetbay Dr, Sweetleaf Dr and Vale Dr have cul-de-sacs.
To the north, Dublin Dr adjoins the Royal Valley North subdivision, which exits on Bunker Rd.
Much of the subdivision’s perimeter is bordered by residential parcels or developments. Along its southern end are several churches and soccer fields.
Residences are served by the highly-rated North Royalton City School District.
Homeowner’s Association (HOA) fees at Royal Valley are approximately $170 annually.

The subdivision of Royal Valley is located in northeast North Royalton, Ohio near the border of Broadview Heights, at the northeast corner of Wallings Rd and State Rd.
I-77 is conveniently just an 8 min drive east.
Conveniently located ≤5 min south at the intersection of Wallings and State Roads is a Drug Mart, Hop Hing Chinese takeout, Blue Monkey Brewing Company, Cleats sports bar, Joe D’s Beverage, Marco’s Pizza, Sunoco gas station, and The North Royalton YMCA, which has a gymnasium with premium free-weights and exercise equipment, cycling studio, yoga studio, an elevated 1/12 mile walking/running track, two-court basketball gymnasium, aquatics center, and an outdoor playground.
As for parks, Memorial Park, a 7 min drive, includes a skate park, baseball fields, ball courts, pavilions, a splash pad, and all-purpose trail. West Creek Reservation in Parma is an 11 min drive for mountain bike trails, hiking and paved trails, and picnic pavilions. Brecksville Reservation, the largest of the Cleveland Metroparks reservations, offering excellent trails with scenic gorges and waterfalls, is 13 min east. The Metroparks Mill Stream Run Reservation is aso 13 min away with trails, rope courses and zip lines, and toboggan chutes.
Golfers are only 11 min to Seneca and Briarwood, 12 min to Hinckley Hills, 13 min to Ironwood and Valleaire, and 16 min to Sleepy Hollow and Pine Hills.
