The Reserve at Pine Lakes Village is a subdivision of detached limited-maintenance cluster homes in Strongsville, Ohio, located within the residential super community of Pine Lakes Village, which includes a clubhouse, pavilions, tennis courts, and playgrounds (click here to skip to amenities info).

The Reserve at Pine Lakes Village cluster homes are accessible through the entrances to Pine Lakes Village South: via Forestview Dr from the south side of Albion Rd or Burlwood Dr from the west side of W 130th St. Cluster homes comprise most of Glenbrook Dr (house numbers 13668 and higher) and the intersecting cul-de-sac streets of Baywood Ln, Laurelbrook Oval, Pinebrook Oval, Sandy Springs Oval, and Woodhawk Dr.

These cluster homes were built exclusively by Kensington Homes beginning in 2001.

NEWSFLASH! Phase 6E, along the south end and cul-de-sac of Baywood Ln, is currently underway. Kensington Homes is currently offering 3 customizable ranch designs. Additional phases have already been approved. Once complete, the subdivision will include 148 homes.

This community includes both ranch and 2-story floorplans that range from 1,800-3,600 square feet with 2-4 bedrooms and 2-4 bathrooms. Homes have either slab foundation or full basements.

Homes feature LVP/hardwood flooring, first floor laundry rooms with utility tubs, and fireplaced great rooms that open to kitchens with quartz or granite countertops, center islands, tile backsplash, walk-in pantry, dinette area, and even sunrooms. First floor owner’s suites have walk-in closets and en-suite bathrooms with dual sink vanities. Finished lower levels offer media rooms, bars, workshops, and workout rooms. Front-entry garages accommodate 2 cars.

Outdoor living is enjoyed on covered patios or screened-in porches.

Homesites are approximately 53′ wide and range from 0.14 to 0.19 acres.

Many lots abut HOA-owned greenspace, offering treed or meadow views.

Most of these cluster homes (Phases 6A to 6D) have double mailbox posts placed between every few homes. Homes in Phase 6E (the south end of Baywood Ln) utilize the mailbox kiosk along the cul-de-sac.

Streets include curbs, sidewalks along one side of the street, and landscaped cul-de-sac islands with parking pads for guests’ cars.

⚡For those with sensitivities or concerns about visual encumbrance, H-frame steel pole transmission lines run just north of I-80, which are visible from cluster homes near the southern end of the community.

🔊 A 6’ high privacy fence was added atop the landscape mound along the Turnpike to obstruct views of interstate traffic and provide some sound absorption.

Residences are served by Strongsville City School District.

Homeowner’s Association (HOA) fees are approximately $145/month for lawn maintenance & snow removal and $225/year for Pine Lakes master association.

Pine Lakes neighborhood amenities, pictured below, include two tennis courts, three playgrounds, a large fountained pond, two smaller ponds, asphalt walking paths, two lighted pavilions with picnic tables and outdoor grills, and a clubhouse with a kitchenette that residents can reserve for parties (10949 Woodrun Dr).

Highways are accessible in 8 min to I-71 and 10 min to I-80/Turnpike.

🔊NOISE: I-80/Turnpike runs along the southern end of the community, which can subject these homes to interstate noise. In 2018, a 6’ high fence was constructed atop the landscape mound along the Turnpike to obstruct any view of traffic and add some sound absorption.

There’s also the Metroparks’ Mill Stream Run Reservation 6 min away, part of Cleveland Metroparks, where visitors can engage in hiking, horseback riding, archery, ziplining, axe throwing, and tobogganing at The Chalet on the tallest, fastest toboggan ice chutes in Ohio.

Exercise enthusiasts will appreciate being a ≤7 min bike ride (2 miles) from the Metroparks’ Valley Parkway Connector Trail. Heading east, the trail connects to Brecksville Reservation and the 81-mile Ohio & Erie Canal Towpath Trail. To the west, it leads through Mill Stream Run Reservation all the way to Rocky River Reservation.

If you’re a golfer, it’s just 11 min to Pine Hills, 12 min to Valleaire, 14 min to Briarwood, and 16 min to Royal Crest.
