About The Preserve At Wakefield Run

The Preserve At Wakefield Run is a custom-built community of roughly 100 luxury homes spanning the cities of Hinckley Township and the Village of Richfield.

Built on the border of Medina and Summit counties, this development has both Hinckley and Richfield addresses. The majority of homes have Hinckley addresses and attend Highland Schools. There are 11 homes along the eastern end of Wakefield Run Blvd and 2 homes on Broadview Rd that have Richfield addresses and attend Revere Schools.

Homes are mostly colonial or cape cod style, but there are a few ranches. They range from 2,700 to 6,300 square feet with 3-5 bedrooms and 3.5-5.5+ bathrooms. Most homes were constructed by Petros Homes and others by builders including Capuano Homes and Edgewood Homes. Homes were built between 2000-2014.

Homes are elegantly appointed with desirable amenities including open floorplans, custom ceilings, hardwood flooring, crown moulding, dramatic two-story foyers with open staircases, great rooms with fireplaces and floor-to-ceiling windows, formal living and dining rooms, private dens with built-ins, guest/in-law suites, mudrooms, and laundry rooms with cabinets and utility tubs. Large kitchens feature an abundance of granite or quartzite countertops, tile backsplash, breakfast bar seating, walk-in pantry, dinette area, and morning or sunroom. First or second-floor owner’s suites include a sitting area, walk-in closets, and spa-like baths with custom tiled walk-in showers, soaking tubs, dual sinks or vanities, and an enclosed lavatory. Finished lower levels are complete with media/theater rooms, kitchens/kitchenettes, bars, and exercise rooms. Homes offer 3-car attached side-entry garages for maximum curb appeal.

Homesites mostly range from .66 to 1.61 acres, but there is one home on 7 acres. The majority of lots are wooded and nearly each home backs to a wooded conservation easement or open space (designated by citron coloring on map above) owned by the HOA. Outdoor living spaces include covered porches, professional landscaping, custom decks and/or patios, and fire pits.

The community is bordered to the south by Regina Health Center, an assisted living community, and to the southwest by Ironwood Golf Course.

Wakefield Run Blvd is roughly a mile long with entrances off Broadview Rd and Boston Rd. Both entrances are heavily flanked by mature trees, providing privacy. The development also includes the cul-de-sac streets of Stone Canyon Ct and Anne Marie Ct.

This community does not have curbs. There are sidewalks on one side of the street.

Homeowner’s Association (HOA) fees at The Preserve At Wakefield Run are approximately $407 annually.

All homes in this neighborhood have city water and city sewer.

It is connected to its sister subdivision, Wakefield Run, which also has an entrance on Boston Rd.

Convenient Location

The Preserve at Wakefield Run development is located in northeast Medina County, along the border of Cuyahoga and Summit counties. It includes homes in both Hinckley and Richfield.

There are entrances off Boston Rd and Broadview Rd (Rt 176).

Access to highways is convenient with only 8 minutes to I-77, and 12 minutes to I-80/Turnpike and I-271.

As for parks, The Metroparks’ Hinckley Reservation is only a 10 min drive with 2,803 acres including twenty miles of all-purpose trails, bridle trails, a 90-acre lake (Hinckley Lake) with a boathouse for water sport rentals, a beach, swimming pool, two smaller fishing ponds also used for ice fishing and skating come winter, stone carvings at Worden’s Ledges, and its most notable feature–the porous sandstone outcroppings of Whipp’s Ledges. Hinckley Reservation is also home to the annual festival known as Buzzard’s Day, which celebrates the return of the turkey vulture to the area around mid-March.  Cuyahoga Valley National Park is 13 min away with 33,000-acres including the Cuyahoga River and numerous waterfalls, the 87-mile Ohio & Erie Canal Towpath Trail, and the Cuyahoga Valley Scenic Railroad.

Michael Angelo’s Winery is just .3 miles east for great wine and a gorgeous outdoor setting.

If you’re a golfer, you are only 6 min to Hinckley Hills and Briarwood, 7 min to Ironwood and Seneca, 9 min to Valleaire, 11 min to Sleepy Hollow, and 13 min to Pine Hills Golf Club.
