About The Preserve At Wakefield Run
The Preserve at Wakefield Run is a community of roughly 100 custom-built luxury homes with greenspace, rolling topography, and an adjacent golf course.
This development is located at the southwest corner of Boston Rd and Broadview Rd, with residences in Hinckley Township and the Village of Richfield. It comprises the residential streets of Anne Marie Ct, Stone Canyon Ct, and Wakefield Run Blvd.

Homes were built between 2000-2014, mostly by Petros Homes. Other builders include Capuano Homes and Edgewood Homes.
Homes include colonial, cape cod and ranch styles, that mainly range from 4,000-8,300+ square feet (including finished basements) with 3-5 bedrooms and 3.5-5.5+ bathrooms.
Homes are elegantly appointed with desirable amenities including custom ceilings, hardwood pr LVP flooring, crown moulding, dramatic two-story foyers with open staircases, mudrooms, laundry rooms with cabinets and utility tubs, private dens with built-ins, formal living/flex rooms, dining rooms, and great rooms with fireplaces and floor-to-ceiling windows that open to large kitchens featuring granite or quartz countertops, a breakfast bar, walk-in pantry, dinette area, and morning or sunroom.
First or second-floor owner’s suites include a sitting area (some homes), a walk-in closet, and spa-like bathroom with custom tiled walk-in shower, soaking tub, dual sinks/vanities, and an enclosed commode.
Some homes also have a guest/in-law suite.
Finished lower levels (many are coveted walkouts!) may include media/theater rooms, kitchens/kitchenettes, bars, and exercise rooms.
Side-entry garages accommodate 3 cars.
Residences are serviced with city water and city sewer.
Outdoor living spaces include covered porches, professional landscaping, custom decks and/or patios, and fire pits.
Lots measure approximately 107′ wide and range from 0.66 to 1.61 acres. There is also one home (originally constructed for the builder) on 7 acres.
Numerous lots have partially to heavily wooded backyards, offering privacy, shade, and soothing birdsong.
Most homes also back to HOA-owned wooded conservation easement/open space (yellow areas on illustrated map above) or Ironwood Golf Course (green section on map).
⚠️FLOOD AREA: The Rocky River East Branch runs along the western end of the community. Certain properties may be near or designated as Flood Zone A, a Special Flood Hazard Area (SFHA) indicating a 1% annual probability of flooding, commonly referred to as a “100-year flood”. View FEMA Flood Map.

The main/entrance street of Wakefield Run Blvd is roughly a mile long with entrances off Broadview Rd and Boston Rd. Both entrances are heavily flanked by mature trees, providing privacy to passing traffic along the main roads. The entrance from Broadview Rd is decorated by stately landscaped stacked stone signage walls. Boston Rd has landscaped beds with post-style signage and white crossbuck fencing.
Anne Marie Ct and Stone Canyon Ct have cul-de-sacs with landscaped islands.
Sidewalks extend along one side of Wakefield Run Blvd, but as with most developments in this area, there are no curbs.
Built on the border of Medina and Summit counties, this development has both Hinckley and Richfield addresses. The majority of homes have Hinckley addresses and attend Highland Local Schools. There are 11 homes along the eastern end of Wakefield Run Blvd and two homes on Broadview Rd with Richfield addresses that attend Revere Local Schools.
Homeowner’s Association (HOA) fees for The Preserve at Wakefield Run are approximately $300 annually.
The community is bordered to the south by the assisted living community, Regina Health Center.

Location & Nearby Amenities
Located at the southwest corner of Boston and Broadview roads, The Preserve at Wakefield Run straddles the northern Medina and Summit County border, with homes in both Hinckley and Richfield.
Access to highways is convenient, with only 8 minutes to I-77, and 12 minutes to both I-80/Turnpike and I-271.
As for parks, The Metroparks’ Hinckley Reservation is only a 10 min drive with 2,803 acres including twenty miles of all-purpose trails, bridle trails, a 90-acre lake (Hinckley Lake) with a boathouse for water sport rentals, a beach, swimming pool, two smaller fishing ponds also used for ice fishing and skating come winter, stone carvings at Worden’s Ledges, and its most notable feature–the porous sandstone outcroppings of Whipp’s Ledges. Hinckley Reservation is also home to the annual festival known as Buzzard’s Day, which celebrates the return of the turkey vulture to the area around mid-March. Cuyahoga Valley National Park is 13 min away with 33,000-acres including the Cuyahoga River and numerous waterfalls, the 87-mile Ohio & Erie Canal Towpath Trail, and the Cuyahoga Valley Scenic Railroad.
Michael Angelo’s Winery is across the street on the east side of Broadview Rd for great food, wine, and a gorgeous outdoor setting.
Golfers are only 6 min to Hinckley Hills and Briarwood, 7 min to Ironwood and Seneca, 9 min to Valleaire, 11 min to Sleepy Hollow, and 13 min to Pine Hills Golf Club.
