The Reserve at Pine Valley is a single-street new construction community of 31 homesites in northwest Hinckley, Ohio, nestled along the south end of Pine Hills Golf Club. The subdivision encompasses the cul-de-sac street of Hidden Pine Ln, located on the east side of W 130th St, just south of Grafton Rd.

Homes are being built exclusively by Parkview Custom Homes. Construction began in 2023.

Parkview Custom Homes is offering ten ranch and two-story floorplans from which to customize or they can build you a fully custom home.

Excluding finished basements, homes range from 3,500-4,400 square feet with 4-5 bedrooms and 2.5-3.5+ bathrooms. The Reserve at Pine Valley homes are appointed with desirable amenities including hardwood flooring, two-story foyers, mudrooms with benches/cubbies, formal dining rooms, private dens and/or sitting rooms, and two-story great rooms with fireplaces that are open to kitchens with granite or quartz countertops, tile backsplash, center island with breakfast bar, walk-in pantry, dinette area, and even butler’s pantries, planning centers, or sunrooms/morning rooms. Owner’s suites (some are first-floor) include tray ceilings, walk-in closets, and en-suite bathrooms with soaking tubs and/or tiled walk-in showers, dual sinks, and enclosed commodes. Optional finished lower levels (some are coveted walkouts!) may include media rooms, billiard areas, bars, and exercise rooms. Attached side-entry garages accommodate 3 cars.

Homes are serviced by municipal sewer and water.

Homesites measure approximately 110′ wide x ≥360′ deep and generally range from 0.78 to 0.99 acres. There are also a few larger lots up to 2.74 acres.

With a minimum of 75′ building setbacks (59′ for cul-de-sac) and approximately 25′ between homes, these lots adequately accommodate the scale of these homes and provide ample space and privacy.

Partly to heavily wooded backyards provide enhanced privacy, lush views, and soothing birdsong.

The site has varied gently rolling topography, allowing homes to be built at different elevations for a unique streetscape.

Three lots have retention ponds to manage stormwater, offering serene water views.

Two wooded common area parcels totaling 5.7 acres are located on either side of the street near the middle of Hidden Pine Ln. The southern parcel has a detention basin to manage stormwater runoff.

A stream crosses the common area and intersects several backyards along the southwest end of the street offering sloping topography.

Several lots have wetlands restricting the buildable area.

The entrance on Hidden Pine Ln is flanked by a landscape bed with stacked stone signage. A row of trees lined by boulders continues along each side of the street into the community.

As a single-street subdivision with only one entrance, traffic is limited to residents and their guests.

As with most Hinckley developments, there are no curbs or sidewalks.

Post is delivered to the mail kiosk near the center of Hidden Pine Ln.

The entire north side of Hidden Pine Ln borders Pine Hills Golf Club. The west half of the street backs to the 17th-hole fairway; the east end abuts a dense forest extending roughly 329′ deep, offering endless wooded views.

The south side of the street backs to homes on the existing residential street of Forest Dr.

This development is served by Brunswick City Schools.

Homeowner’s Association (HOA) fees at The Reserve at Pine Valley are approximately $900 annually.

The Reserve at Pine Valley is located in the northwest quadrant of Hinckley Township, Ohio, along the border of Brunswick. It is accessible off the east side of West 130th St, 0.2 miles south of Grafton Rd.

Highways are accessible in 5 min to I-71, 12 min to I-271 and I-80/Turnpike, and 18 min to I-77.

Downtown Brunswick is just a 7 min drive with Home Depot, Marc’s Starbucks, GNC, UPS, Giant Eagle grocery, banking, dining and more.

The Metroparks’ Mill Stream Run Reservation is 8 min away with trails, rope courses and zip lines, as well as The Chalet, which has two toboggan chutes that are open in the winter. The Metroparks’ Hinckley Reservation is only a 10 min drive with 2,803 acres including twenty miles of all-purpose trails, bridle trails, a 90-acre lake (Hinckley Lake) with a boathouse for water sport rentals, a beach, swimming pool, two smaller fishing ponds also used for ice fishing and skating come winter, stone carvings at Worden’s Ledges, and its most notable feature–the porous sandstone outcroppings of Whipp’s Ledges. Hinckley Reservation is also home to the annual festival known as Buzzard’s Day, which celebrates the return of the turkey vulture to the area around mid-March. Cuyahoga Valley National Park is 20 min away with 33,000-acres including the Cuyahoga River and numerous waterfalls, the 87-mile Ohio & Erie Canal Towpath Trail, and the Cuyahoga Valley Scenic Railroad.

If you’re a golfer, this is a prime location with only 2 min to Pine Hills (just north of the development), 9 min to Valleaire, 12 min to Briarwood, 13 min to Hinckley Hills and Ironwood, and 14 min to Bunker Hill. If you’re looking for social membership and golf, St. Bernard Golf Club, Weymouth Country Club, and Pleasant Valley Country Club are all 13 min away.
