About Brookside Estates in Hinckley

Brookside Estates is a community of roughly 255 custom-built homes in northwest Hinckley, Ohio.

This subdivision is located off the south side of Boston Rd, roughly 0.9 miles west of W 130th St. It encompasses the residential streets of Babbling Brook Oval, Brook Haven Ln, Brook Hollow Oval, Brookshire Oval, Brookside Blvd, Dale Brook Cir, Lakecrest Blvd, Nadine Cir, Park Ridge Dr, Valley Brook Blvd, Valley Brook Oval, nine homes on Willow Brook Ln (house numbers 2200-2262), and a single home on Crestview Dr (house number 2575).

Homes were primarily constructed by by TransCon Builders. Most homes were built between 1978-2004, with the final homes constructed in 2020 and 2022.

Homes include ranch and two-story styles ranging from 2,000-3,900 above-grade square feet with 3-4 bedrooms and 2.5-4 bathrooms. Including finished basements, these homes can total 5,400 square feet.

Varying facades of traditional, contemporary, and Tudor designs make for a unique and interesting streetscape.

Inside, homes feature hardwood flooring, first-floor laundry rooms, private dens, formal dining rooms with tray ceilings, formal living rooms, and vaulted great rooms with fireplaces that open to kitchens including quartz or granite countertops, breakfast bar, tile backsplash, pantry, and dinette area.

Owner’s suites (most are second floor) include vaulted ceilings, walk-in closets and bathrooms with soaking/jetted tubs and/or custom tiled walk-in showers, dual sinks/vanities, and enclosed lavatories.

Finished lower levels (some are coveted walkouts!) are complete with media rooms, bars and exercise rooms.

Front or side-entry garages accommodate 2-3 cars.

Homes are serviced by public sewer and water.

Outdoor living is enhanced by decks, custom patios, fire pits, water features, private ponds and/or swimming pools.

Many backyards are treed or wooded for privacy.

Homesites measure approximately 100′ wide and range from 0.76 to 1.7 acres.

Several homes surround a large pond at the northeast end of Lakecrest Blvd.

⚠️Healey Creek, a tributary to the East Branch of the Rocky River (blue line on above-illustrated map), meanders along the south end of the community, offering scenic ravined topography. Several other tributaries of Healey Creek or Rocky River East Branch intersect this development, which may present gently rolling topography. The south end of Babbling Brook Oval’s cul-de-sacs and the southwest end of Brookshire Oval’s cul-de-sac abut Pine Hills Golf Club.

Brookside Estates has two entrances off the south side of Boston Rd via Brookside Blvd and Lakecrest Blvd. The Brookside Blvd entrance is flanked by landscaped beds with white split-rail fencing and masonry signage; Lakecrest Blvd has a landscaped divided median.

Streets have curbs, but as is common with older Hinckley developments, no sidewalks.

To the west, Brook Haven Ln adjoins the subdivision of Canyon Creek Estates.

To the east, Willow Brook Ln adjoins Boston Commons.

Brookside Estates is within Brunswick City School District. Crestview Elementary is located around the corner on the west side of W 130th St—a 4 min drive or ≤7 min bike.

There are no Homeowner’s Association (HOA) fees at Brookside Estates!

Brookside Estates is located along the border of Brunswick, North Royalton and Strongsville, in northwest Hinckley, Ohio, off the south side of Boston Rd, approximately 0.9 miles west of W 130th St.

Highways are accessible in 8 min to I-71, 13 min to I-271, 15 min to I-80/Turnpike, and 20 min to I-77.

SouthPark Mall and Strongsville’s bustling retail district are just a 12-min drive.

The Metroparks’ Mill Stream Run Reservation is 8 min away with trails, rope courses and zip lines, as well as The Chalet, which has two toboggan chutes that are open in the winter. The Metroparks’ Hinckley Reservation is only an 11 min drive with 2,803 acres including twenty miles of all-purpose trails, bridle trails, a 90-acre lake (Hinckley Lake) with a boathouse for water sport rentals, a beach, swimming pool, two smaller fishing ponds also used for ice fishing and skating come winter, stone carvings at Worden’s Ledges, and its most notable feature–the porous sandstone outcroppings of Whipp’s Ledges. Hinckley Reservation is also home to the annual festival known as Buzzard’s Day, which celebrates the return of the turkey vulture to the area around mid-March. Cuyahoga Valley National Park is 20 min away with 33,000-acres including the Cuyahoga River and numerous waterfalls, the 87-mile Ohio & Erie Canal Towpath Trail, and the Cuyahoga Valley Scenic Railroad.

This is a prime location for golfers with only 3 min to Pine Hills (just south of the development), 8 min to Valleaire, 12 min to Briarwood and Hinckley Hills, 13 min to Ironwood, and 15 min to Bunker Hill.

If you’re looking for social membership and golf, St. Bernard Golf Club, Weymouth Country Club, and Pleasant Valley Country Club are all roughly 13 min away.
