About The Meadows in Hinckley
The Meadows is a community of 30 custom-built luxury homes in southwest Hinckley, Ohio, located off the south side of Bellus Rd, 0.4 miles east of Stony Hill Rd, comprising the cul-de-sac streets of Meadow Drive and Clover Circle.
The Meadows homes were primarily built by Preferred Development (Mark Iacona) from 1990-1995, with the final homes constructed in 2005 and 2024.
Homes include ranch and two-story styles that mainly range from 2,800-4,900 square feet with 3-5 bedrooms and 3-5 bathrooms.
Common amenities in The Meadows homes include hardwood flooring, 9′ first-floor ceilings, laundry rooms with cabinets and utility tubs, dramatic two-story foyers with open staircases, formal dining rooms with tray ceilings, formal living rooms and/or private dens, and fireplaced great rooms (some with vaulted ceilings) that open to large kitchens featuring quartz or granite countertops, tile backsplash, breakfast bar, walk-in pantry, and dinette area.
First or second-floor owner’s suites include walk-in closets, and en-suite bathrooms with custom tiled walk-in showers, soaking tubs, dual sinks/vanities, and enclosed commodes.
Finished lower levels are complete with media rooms, bars and exercise rooms.
Side-entry garages accommodate 3-4 cars.
Many homes also have detached garages and sheds.
This subdivision has well water and septic systems.
Outdoor living is enhanced with custom patios and/or decks, gazebos or pergolas, and fire pits.
Numerous homes have private ponds.
Homesites in The Meadows range from 2.1 to 5.0 acres. Lots are available as cleared, partially wooded, or with fully wooded backyards.
⚠️A tributary of the East Branch Rocky River meanders across several properties near the southern half of the development, where there may be wetlands or riparian setbacks that restrict the building envelope.
The topography of the development is flat despite the intersecting stream.
The entrance to Meadow Dr has an elongated median with landscaping and a brick signage wall.
As with most Hinckley communities, there are no curbs or sidewalks.
Both Meadow Dr and Clover Cir have permanent cul-de-sacs with landscape islands.
With only one entrance and no connection to another subdivision, traffic is limited to residents and their guests.
The Meadows is served by the highly-rated Highland Local School District. Hinckley Elementary is just a 3 min drive.
Homeowner’s Association (HOA) fees at The Meadows are approximately $50 annually. Link to Facebook Group.

The Meadows is located in the southwestern quadrant of Hinckley, Ohio, off the south side of Bellus Rd, 0.4 miles east of Stony Hill Rd.
Highways are accessible in 6 min to I-71 and I-271, 13 min to I-77, and 16 min to I-80/Turnpike.
The Metroparks’ Hinckley Reservation is only a 6 min drive with 2,803 acres including twenty miles of all-purpose trails, bridle trails, a 90-acre lake (Hinckley Lake) with a boathouse for water sport rentals, a beach, swimming pool, two smaller fishing ponds also used for ice fishing and skating come winter, stone carvings at Worden’s Ledges, and its most notable feature–the porous sandstone outcroppings of Whipp’s Ledges. Hinckley Reservation is also home to the annual festival known as Buzzard’s Day, which celebrates the return of the turkey vulture to the area around mid-March. The Metroparks’ Mill Stream Run Reservation is 15 min away with trails, rope courses and zip lines, as well as The Chalet, which has two toboggan chutes that are open in the winter.
Golfers are 8-12 min from numerous courses: Pine Hills, Valleaire, Hinckley Hills, Ironwood, Pleasant Valley, and Bunker Hill. If you’re looking for social membership and golf, St. Bernard Golf Club is 9 min.
