About The Meadows in Hinckley
The Meadows is a community of 28 custom-built luxury homes in southwest Hinckley Ohio. They were mainly built by Preferred Development (Mark Iacona) from 1990-1995, with the most recent home constructed in 2000. As of early 2024, there was one undeveloped lot.
Homes include ranch and two-story styles that mainly range from 2,800-4,900 square feet with 3-5 bedrooms and 3-5 bathrooms.
Common amenities in The Meadows homes include hardwood flooring, 9′ first-floor ceilings, laundry rooms with cabinets and utility tubs, dramatic two-story foyers with open staircases, formal dining rooms with tray ceilings, formal living rooms and/or private dens, and fireplaced great rooms (some with vaulted ceilings) that open to large kitchens featuring quartz or granite countertops, tile backsplash, breakfast bar, walk-in pantry, and dinette area. First or second-floor owner’s suites include walk-in closets, and en-suite bathrooms with custom tiled walk-in showers, soaking tubs, dual sinks/vanities, and enclosed commode. Finished lower levels are complete with media rooms, bars, and exercise rooms. Side-entry garages accommodate 3-4 cars. Many homes also have detached garages and sheds.
This subdivision has well water and septic systems.
Outdoor living is enhanced with custom patios and/or decks, gazebos or pergolas, and fire pits. Numerous homes have private ponds.
Homesites in The Meadows range from 2.1 to 5.0 acres.
Lots are available as cleared, partially wooded, or with fully wooded backyards.
Numerous homes have a private pond.
Several small streams meander through properties near the eastern end of the cul-de-sac.
The entrance street of Meadow Dr is off the south side of Bellus Rd, 0.4 miles east of Stony Hill Rd. In the center of the street is a long divided median with landscaping and brick & masonry signage.
In addition to the main/entrance street of Meadow Dr, this community also encompasses Clover Cir. Both streets have cul-de-sacs, but as with most Hinckley communities, there are no curbs or sidewalks.
The Meadows is serviced by the highly-rated Highland Local School District along with bussing to St. Albert the Great School and the prestigious Old Trail School. Hinckley Elementary is just a 3 min drive.
Homeowner’s Association (HOA) fees at The Meadows are approximately $25 annually. Link to Facebook Group.
To the south of The Meadows is Stone Ridge.

Convenient Location
The Meadows is located in the southwestern quadrant of Hinckley Ohio, off Bellus Rd, just east of Stony Hill Rd.
Highways are accessible in 6 min to I-71 and I-271, 13 min to I-77, and 16 min to I-80/Turnpike.
The Metroparks’ Hinckley Reservation is only a 6 min drive with 2,803 acres including twenty miles of all-purpose trails, bridle trails, a 90-acre lake (Hinckley Lake) with a boathouse for water sport rentals, a beach, swimming pool, two smaller fishing ponds also used for ice fishing and skating come winter, stone carvings at Worden’s Ledges, and its most notable feature–the porous sandstone outcroppings of Whipp’s Ledges. Hinckley Reservation is also home to the annual festival known as Buzzard’s Day, which celebrates the return of the turkey vulture to the area around mid-March. The Metroparks’ Mill Stream Run Reservation is 15 min away with trails, rope courses and zip lines, as well as The Chalet, which has two toboggan chutes that are open in the winter.
Golfers are 8-12 min from numerous courses: Pine Hills, Valleaire, Hinckley Hills, Ironwood, Pleasant Valley, and Bunker Hill. If you’re looking for social membership and golf, St. Bernard Golf Club is 9 min.
