About Canterbury Farms in Hinckley
Canterbury Farms is a community of roughly 35 custom-built single-family homes in southwest Hinckley, Ohio.
This subdivision is located off the west side of Stony Hill Rd, 0.2 miles north of Weymouth Rd. It comprises the residential streets of Canterbury Farm Dr and Northgate Dr.

Homes were built between 2003-2017 by builders including Dutch Valley Homes, Europa Homes, and Rembrandt Homes.
Facades feature a multitude of styles, including Colonial Revival, European-inspired, Modern Farmhouse, and Transitional architecture, constructed with full brick or stone accents.
The minimum square footage of living area (not including basement, porches, patios or garage) stipulated for this subdivision was 2,800 for 2-story residences, 2,600 for a 1.5-story dwelling, and 2,200 for ranch (one level) home.
Homes include ranch,1.5-story and 2-story styles with 3,000-7,100+ square feet, 3-5 bedrooms and 3.5-5.5 bathrooms.
Being that there were several builders in this development, homes vary in features. Common amenities include open floorplans, hardwood flooring, custom ceilings, laundry rooms with utility tubs and cabinets, two-story foyers with open staircases, formal dining rooms, private dens, and vaulted/two-story great rooms with fireplaces and large windows that open to large kitchens featuring quartz or granite countertops, a tile backsplash, breakfast bar, walk-in pantry, dinette area and/or sunroom.
First or second-floor owner’s suites include walk-in closets, and spa-like ensuite bathrooms with custom tiled walk-in showers, soaking tubs, dual sinks/vanities, and enclosed lavatories.
Finished lower levels (some are coveted walk-outs!) may include media rooms, kitchens/kitchenettes, bars, wine cellars, and exercise rooms.
Side-entry garages accommodate 3 cars.
Homes have septic systems and city or well water (city water is available at the street, but some homes still use well water).
Outdoor living is enhanced with custom patios and/or composite decks, covered porches, and fire pits or fireplaces.
Homesites measure ≥235′ wide and are sized from 2.0 to 4.92 acres.
Most backyards are wooded or back to a treeline.
Several lots have private ponds.
A small tributary stream of Granger Ditch meanders along much of the community. Lots intersected by the stream may have riparian setbacks and/or wetlands. However, this waterway does not present any flood hazards.
⚡For those with sensitivities or concerns about visual encumbrance, a row of sub-transmission lines run along the western perimeter of the community.

This horseshoe-shaped subdivision has entrances to both Canterbury Farm Dr and Northgate Dr. The Canterbury Farm Dr entrance is marked by stacked stone pillars with signage. Both entrances are flanked by white crossbuck fencing that continues along each side of the entranceway.
As with most Hinckley developments, there are no curbs or sidewalks.
This neighborhood is served by the highly-rated Highland Local School District.
Homeowner’s Association (HOA) fees at Canterbury Farms are approximately $250 annually.
