About Everett Pointe in Richfield

Everett Pointe in the Village of Richfield Ohio is a newer community of 23 homes situated on a single cul-de-sac street. This development was built exclusively by Pulte Homes from 2019-2020.

Facades are all styled as modern farmhouse, some with brick or stone accents, creating visual continuity through the development.

Homes include ranch, cape cod and colonial styles. Not including finished basements, the square footage of these homes generally ranges from 2,400-3,600 square feet with 3-4 bedrooms and 2.5-3.5 bathrooms.

Everett Pointe homes are loaded with desirable features including covered front porches, main level LVP wood floors, 9’ ceilings, oversized mudroom entry with closet and built-ins, planning center for homework and mail sorting, and flex room (office, playroom or formal living room). Great rooms feature fireplaces and large windows and are open to granite or quartz kitchens with tile backsplash, breakfast bar seating, walk-in pantry, cabinetry with pull-outs and soft-close drawers/doors, and dining area.

Second-floors have a large loft, laundry room with utility tub and cabinets, bedrooms with WICs, and owner’s suites offering large walk-in closets and spa-like baths with custom tiled walk-in showers and/or soaking tubs, dual sink vanities, and enclosed lavatories.

Full basements are 9’ deep and many offer an egress window for an additional bedroom.

Front-entry garages accommodate 3 cars: either as a 3-car frontage or a 2-car door with third car tandem.

Backyards are complete with custom patios and/or composite decks, awnings, and fire pits.

Homesites mainly range from .23 to .33 acres. Premium lots include those around the wooded cul-de-sac. Some lots back to an earth berm or treeline buffer.

Each home abuts a portion of the 4.85-acre greenspace surrounding the development.

The entrance on Gianni Way off Everett Rd is flanked on the left side by a landscaped bed with undulating stacked stone and masonry signage.

As a single-street community with only one entrance, traffic is limited to residents and their guests.

Gianni Way has shepherd hook style streetlights, curbs on both sides, and is one of the only subdivisions in Richfield with sidewalks!

Homes are serviced with city water and sewer – another rarity for Richfield communities!

Homeowner’s Association fees (HOA) fees at Everett Pointe are approximately $600 annually.

This neighborhood attends the top-ranked Revere Local Schools (less than 2 miles away!) with bussing to St. Hilary’s and the prestigious Old Trail School.
