About Briarwood Estates in Richfield

Briarwood Estates is a family-friendly community of 130 single-family homes in Richfield Township, Ohio with a neighborhood playground and extensive conservation greenspace.

This subdivision is located south of E Streetsboro Rd, roughly a mile east of Brecksville Rd, along the northeast junction of I-77 & I-271. It comprises the streets of Coldwater Cir, Crandall Ave, Kirby Ct, Patterson Cir, Sandborn Cir, Summerfield Ln, six homes along the west end and cul-de-sac of Burrwood Dr (house numbers 3595-3635), and the south end of Sawbridge Dr (house numbers 3801-3815).

Note: The six homes on Burrwood are located outside the main community, at the west end of Richfield Hills subdivision.

Homes were constructed exclusively by Pulte Homes between 2022-2025.

Briarwood Estates has two lot size categories ranging from 0.20 to 0.43 acres:

  • ‘The Crossings Series’ homesites (green lots on illustrated-map above) measure approximately 65′ wide and range from 0.20 to 0.35 acres. Pulte offered five floorplans for Crossings homesites, ranging from 2,300-3,300 square feet (excluding finished basements).
  • ‘The Reserve Series’ homesites (pink lots on map) are slightly wider, measuring approximately 80′ wide to afford a larger building footprint and space for a 3-car garage. Reserve lots range from 0.27 to 0.43 acres. There were six floorplans available for Reserve homseites, ranging from 2,400-3,900 square feet (excluding finished basements).

During development, homesites were cleared of old-growth trees. Additional privacy is achieved with plantings.

With a minimum of 30-foot setbacks from the road and as little as 15 feet between homes, this neighborhood has a very compact layout. While the proximity of homes can foster neighborly relationships, it may not provide the level of privacy some buyers desire.

Facades feature complementary modern farmhouse/Craftsman styles constructed with varied combinations of mixed-texture siding profiles, brick/stone wrap accents, white fascia and window trim, gable accents, and covered front porches that may offer space for seating that encourages interaction with passing neighbors.

Inside, amenities may include hardwood or LVP flooring, two-story foyers, private dens, formal dining rooms with tray ceilings, flex rooms, planning centers, and open-concept living areas with fireplaced great rooms (many are vaulted or two-story) and kitchens featuring granite or quartz countertops, a center island, breakfast bar, walk-in pantry, and dinette area. Spacious owner’s suites (most are first floor) include vaulted or tray ceilings, walk-in closets and en-suite bathrooms with soaking tubs and/or custom tiled walk-in showers, dual sinks/vanities, and enclosed commodes. First or second floor laundry rooms. Second floors may have lofts and/or bonus rooms. Finished lower levels (some are coveted walkouts!) offer even more living space with rec rooms, bars, billiard areas, and exercise rooms.

Front-entry garages accommodate 2-3 cars (most are 2-car).

Homes are serviced with city sewer and water – a rarity for Richfield communities!

Neighborhood playground

Briarwood Estates is surrounded by 76 acres of HOA-owned conservation greenspace (green areas on above-illustrated map), much of it wooded, with multiple retention ponds.

Several tributary streams of Furnace Run meander through greenspaces surrounding this subdivision, but there are no designated flood zones/hazards. View FEMA Flood Map.

The playground is centrally located along the south side of Crandall Ave, across from the terminus of Sawbridge Dr.

Briarwood Estates is accessible from the south side of E Streetsboro Rd through either Richfield Hills subdivision via Sawbridge Dr, or through Briarwood subdivision off W Whitethorn Cir.

The entrance to Summerfield Ln is ornamented by landscaping and masonry signage.

All streets are enhanced with curbs, sidewalks, and streetlights with bell/cone-shaped shades that direct light downward for improved ground lighting.

There are a total of six cul-de-sacs, each with landscaped islands.

Post is delivered to mailbox kiosks strategically placed throughout the community.

This neighborhood is served by the top-ranked Revere Local School District with bussing to St. Hilary’s and the prestigious Old Trail School.

Homeowner’s Association (HOA) fees are approximately $725 annually.

Briarwood Estates is located in Richfield Township, Ohio, roughly a mile east of Brecksville Rd, off the south side of E Streetsboro Rd (OH-303).

Ideally located for commuting, it’s only 5 min to I-271, 7 min to I-77, 9 min to I-80/Turnpike, and 16 min to I-71.

🔊NOISE: While the proximity of highways is convenient, this community is bordered on two sides by highways (I-77 & I-271) and may be subjected to interstate traffic noise.

Luther Farm Market is just a 9 min drive for farm-fresh local produce, all-natural freezer meats, and Amish snacks/canned food. During their Fall Fest, every Saturday & Sunday in October, the farm offers family-friendly activities including hayrides, corn and hay mazes, games, a petting farm, delicious food, and their most famous attraction — the Pumpkin Cannon!

Nearby outdoor recreational amenities are abundant! Cuyahoga Valley National Park is 7 min away with 33,000-acres including the Cuyahoga River and numerous waterfalls, the 87-mile Ohio & Erie Canal Towpath Trail, and the Cuyahoga Valley Scenic Railroad. The Canal Lock 29 Trailhead parking lot is just 10 min east.

Also 7 min away is Richfield Heritage Preserve, offering 336 wooded acres with hiking trails that include a portion of the Buckeye Trail, winding streams, two lakes for fishing and non-motorized watersports, and a horse barn with five miles of bridle trails.

Summit Metro Parks’ Furnace Run is an 8 min drive. The Cleveland Metroparks’ Hinckley Reservation is a 9 min drive with 2,803 acres including twenty miles of all-purpose trails, bridle trails, a 90-acre lake (Hinckley Lake) with a boathouse for water sport rentals, a beach, swimming pool, two smaller fishing ponds also used for ice fishing and skating come winter, stone carvings at Worden’s Ledges, and its most notable feature–the porous sandstone outcroppings of Whipp’s Ledges. Hinckley Reservation is also home to the annual festival known as Buzzard’s Day, which celebrates the return of the turkey vulture to the area around mid-March.

Golfers will appreciate being 20 minutes or less from Briarwood, Hinckley Hills, Ironwood, Pine Hills Golf Club, Seneca, and Valleaire.

For social membership and golf, you’re just 7 min to St. Bernard Golf Club.

Boston Mills and Brandywine Ski Resorts are just a 12 min drive for skiing and tubing during the winter months.
