About Briarwood Estates in Richfield
Briarwood Estates is a family-friendly new construction community by Pulte Homes with a private playground and extensive conservation greenspace. It is located in Richfield
Township, Ohio, south of E Streetsboro Rd, along the northeast corner of I-77 & I-271. Upon completion (estimated for 2025), this subdivision will comprise 130 single-family homes.
Pulte is currently offering 5 floorplans for Briarwood Estates‘ “Crossings Series” lots (light green parcels on map above), which measure approximately 65’ wide and range from 0.20 to 0.35 acres. Excluding finished basements, available floorplans range from 2,300-3,300 square feet with 2-7 bedrooms and 2.5-5 bathrooms.
There are 6 floorplans available for the slightly larger “Reserve Series” lots (pink lots on above map). Reserve lots measure approximately 80′ wide and range from 0.27 to 0.43 acres. Excluding finished basements, available plans range from 2,400-3,900 square feet with 2-7 bedrooms and 2.5-6.5 bathrooms.
Facades include modern farmhouse/Craftsman styles with varied combinations of brick/stone, mixed-texture siding profiles, white fascia trim, gable accents, and covered front porches that may include space for seating to facilitate camaraderie with passing neighbors.
With a minimum of 30-foot setbacks from the road and as little as 15 feet between homes, this neighborhood has a quite condensed layout. While the proximity to the road and neighboring homes can foster relationships, it may not provide the level of privacy some buyers desire.
First floor amenities offered may include hardwood flooring, laundry rooms with utility tubs and cabinets, two-story foyers, private dens, formal dining rooms with tray ceilings, flex rooms, planning centers, open-concept great rooms (many are vaulted or two-story) with fireplaces, and kitchens featuring granite or quartz countertops, tile backsplash, center island, breakfast bar seating, walk-in pantry, and dinette area. Briarwood Estates homes are surrounded by 76 acres of conservation greenspace, much of it wooded, with multiple stormwater management ponds and a playground. The playground is centrally located along the south side of Crandall Ave, across from the terminus of Sawbridge Dr.
A tributary stream of Furnace Run meanders through the northern and southern sections of greenspace.
Briarwood Estates is located east of I-77 off the south side of W Streetsboro Rd (OH-303). It is accessible through the established neighborhood of Richfield Hills to the north via Sawbridge Dr, or through the Briarwood subdivision to the east via Crandall Ave or Summerfield Ln.
The community encompasses six homes along the extension/cul-de-sac of Burrwood Dr (house numbers 3595-3635), Coldwater Cir, Crandall Ave, Kirby Ct, Patterson Cir, Sandborn Cir, the south end of Sawbridge Dr (house numbers 3801-3815), and Summerfield Ln.
Streets are enhanced with curbs, sidewalks, and streetlights with bell/cone-shaped shades that direct light downward for improved ground lighting.
There are a total of six cul-de-sacs, each with landscaped islands.
Post is delivered to mailbox kiosks strategically placed throughout the development.
This neighborhood is served by the top-ranked Revere Local School District with bussing to St. Hilary’s and the prestigious Old Trail School.
Homeowner’s Association (HOA) fees are approximately $725 annually.

Location & Nearby Amenities
The subdivision of Briarwood Estates is located in Richfield Township, Ohio, roughly a mile east of Brecksville Rd, off the south side of E Streetsboro Rd.
Ideally located for commuting, it’s only 5 min to I-271, 7 min to I-77, 9 min to I-80/Turnpike, and 16 min to I-71.
NOTE: While the proximity of highways is convenient, this development is bordered on two sides by highways (I-77 & I-271). Thus, the community is subjected to interstate traffic noise.
Luther Farm Market is just a 9 min drive for farm-fresh local produce, all-natural freezer meats, and Amish snacks/canned food. During their Fall Fest, every Saturday & Sunday in October, the farm offers family-friendly activities including hayrides, corn and hay mazes, games, a petting farm, delicious food, and their most famous attraction — the Pumpkin Cannon!
Nearby outdoor recreational amenities are abundant! Cuyahoga Valley National Park is 7 min away with 33,000-acres including the Cuyahoga River and numerous waterfalls, the 87-mile Ohio & Erie Canal Towpath Trail, and the Cuyahoga Valley Scenic Railroad. The Canal Lock 29 Trailhead parking lot is just 10 min east.
Also 7 min away is Richfield Heritage Preserve, offering 336 wooded acres with hiking trails that include a portion of the Buckeye Trail, winding streams, two lakes for fishing and non-motorized watersports, and a horse barn with five miles of bridle trails.
Summit Metro Parks’ Furnace Run is an 8 min drive. The Cleveland Metroparks’ Hinckley Reservation is a 9 min drive with 2,803 acres including twenty miles of all-purpose trails, bridle trails, a 90-acre lake (Hinckley Lake) with a boathouse for water sport rentals, a beach, swimming pool, two smaller fishing ponds also used for ice fishing and skating come winter, stone carvings at Worden’s Ledges, and its most notable feature–the porous sandstone outcroppings of Whipp’s Ledges. Hinckley Reservation is also home to the annual festival known as Buzzard’s Day, which celebrates the return of the turkey vulture to the area around mid-March.
