About Hidden Hollow in Broadview Heights
Hidden Hollow (sometimes called Wedgewood Estates) is a single-street subdivision of 18 custom-built luxury homes in southwest Broadview Heights, Ohio located off the north side of W Edgerton Rd, between State and Broadview Roads. The subdivision occupies the cul-de-sac street of Hidden Hollow Trail.
The community was developed by Woodhill Properties (Robert G Nottrodt of Summer Hill Homes, Center West Builders, and Partridge Housing Corporation), who also developed Indian Trails (North Royalton), Sunwood Oval cluster homes, and Still Meadow (Strongsville).
Homes were constructed from 2005-2024 by various custom builders including Fireside Planners, K. Hovnanian Homes, and Luxury Homes by Joe Gazzo.
Facades feature a variety of styles, including traditional full-brick/stone or modern farmhouse with partial brick/stone.
Homes range mainly from 3,000-5,000+ square feet, with 3–5 bedrooms and 2.5–5 bathrooms.
Being that homes were constructed by several different builders, features will vary. Generally, amenities include hardwood and ceramic flooring, dramatic two-story foyers with open staircases, great rooms with fireplaces, formal dining rooms, formal living rooms and/or private dens, and first-floor laundry. Granite or Quartz kitchens feature oversized islands with breakfast bar seating, walk-in pantries, and dinettes. Large first or second-floor owner’s suites have walk-in closets, and glamour baths with walk-in tile showers, soaking tubs, dual sinks/vanities, and enclosed lavatories. Finished lower levels (some are coveted walk-outs) include media rooms, bars, kitchenettes, and exercise rooms. Attached side-entry garages accommodate 3 cars.
Outdoor living is enhanced with custom patios and/or decks, firepits, water features, and professional landscaping.
Homesites are generously sized, approximately 287′ deep x 125′ wide, and range from 0.76 to 1.22 acres. One lot measures 4.07 acres.
Lots may be cleared or have wooded backyards.
Along the northeast corner is a 2.33-acre HOA-owned common area parcel (yellow parcel on above map).
Property owned by the Metroparks (green parcels on map above) borders the north and northeast end of this development: an 8.25-acre forested parcel to the east and a 200′ deep strip of land to the north along Valley Pkwy (Metropolitan Park Dr) and its paved all-purpose trail. The entrance to Hidden Hollow Trl is flanked on the right by landscaping and masonry signage. Decorative trees continue along each side of the street into the community.
Hidden Hollow Trl has curbs and sidewalks on both sides of the street and a landscaped cul-de-sac island surrounded by pavers.
As a single-street community that is not connected to another subdivision, traffic is limited to residents and their guests.
Homeowner’s Association (HOA) fees at Hidden Hollow are approximately $200 annually.
Residences are served by the highly-rated North Royalton City School District.
Directly east is Edgerton Commons. Across the street is Briarwood Gold Club and its residential golf course community, Wiltshire.

Location Details
Hidden Hollow is a luxury home community located in western Broadview Heights, along the North Royalton border. It is off the north side of Edgerton Rd, between State Rd and Broadview Rd, directly southwest of I-80/Turnpike.
Highways are accessible in 9 min to I-77 and 13 min to I-80, making this community ideal for commuting.
NOTE: Being that numerous homes are 1000′ or less from I-80, they may be subjected to interstate traffic noise.
You are conveniently located just 5 min from downtown Broadview Heights for quick access to local dining and retail.
The city’s Rec Center is also 5 min away, which includes an indoor track, fitness & spinning room, pool, gymnasium, childcare, rentable rooms, skate park, tennis and pickleball courts, baseball and soccer fields, playground, and splash pad.
Nature and fitness lovers will appreciate being a 9-min bike from the Cleveland Metroparks’ Valley Parkway multi-purpose trail (along Metropolitan Park Dr, just north of this subdivision). Heading east, Valley Parkway trail connects to Brecksville Reservation and the 81-mile Ohio & Erie Canal Towpath Trail. To the west, it leads through Mill Stream Run Reservation all the way to Rocky River Reservation.
As for parks, Brecksville Reservation is only 8 min away. It is the largest of the 18 Cleveland Metroparks reservations, offering excellent trails with scenic gorges and waterfalls. Cuyahoga Valley National Park is only 15 min away, offering 33,000-acres with hiking trails, bike paths, a scenic railroad, and a vast array of flora & fauna.
If you’re a golfer, Briarwood is across the street and it’s only 5 min to Seneca, 6 min to Hinckley Hills, 7 min to Ironwood, 8 min to Valleaire, and 9 min to Sleepy Hollow Golf Courses.
