Forestbrook Estates is a community of 62 luxury homes near downtown in Broadview Heights, Ohio. The subdivision encompasses the cul-de-sac streets of Ledgemont Dr and Silverbrook Ct, located off the north side of Royalton Rd/Route 82 between Avery and Broadview roads.
Homes were built from 1999-2005 by Petros Homes and Capauno Homes.
Elegant facades are traditionally styled as full brick or partial brick/stone with vinyl or stucco.
Forestbrook Estates homes include colonials and a few ranches ranging from 2,400 to 5,600 square feet, with 3–5 bedrooms and 3–4.5 bathrooms.
Inside you’ll find dramatic two-story foyers with open staircases, hardwood floors, extensive crown moulding and trim, private dens with french doors, granite kitchens with breakfast bar seating and dinettes, vaulted/two-story great rooms with fireplaces, formal living and dining rooms, first-floor laundry, owner’s suites with walk-in closets and en-suite bathrooms with dual sinks/vanities and separate walk-in showers and jetted tubs, and finished walk-out lower levels with home theaters, kitchenettes, bars and exercise rooms. Side entry garages accommodate 2-3 cars. Backyards feature custom decks, stamped patios, and firepits.
Generous estate-sized homesites are approximately 100′ wide and range mainly from 0.46 to 0.89 acres. The lot at 870 Ledgemont Dr measures 2.12 acres.
Most lots boast a secluded and wooded backyard.

With no connection to another subdivision, traffic is limited to residents and their guests.

Forestbrook Estates is located in Broadview Heights, Ohio off Royalton Rd/Route 82, between Avery and Broadview roads.
The community is ideally situated 1.4 miles west of I-77—far enough away to evade interstate traffic noise, but still accessible in 5 minutes.
You are also conveniently walkable to downtown Broadview Heights for quick access to local dining and retail.
