Forestbrook Estates is a community of 62 luxury homes near downtown in Broadview Heights, Ohio. The subdivision encompasses the cul-de-sac streets of Ledgemont Dr and Silverbrook Ct, located off the north side of Royalton Rd/Route 82 between Avery and Broadview roads.
Homes were built from 1999-2005 by Petros Homes and Capauno Homes.
Elegant facades are traditionally styled as full brick or partial brick/stone with vinyl or stucco.
Forestbrook Estates homes include colonials and a few ranches ranging from 2,400 to 5,600 square feet, with 3–5 bedrooms and 3–4.5 bathrooms.

Side entry garages accommodate 2-3 cars. Backyards feature custom decks, stamped patios, and firepits.
Generous estate-sized homesites are approximately 100′ wide and range mainly from 0.46 to 0.89 acres. The lot at 870 Ledgemont Dr measures 2.12 acres.
Most lots boast a secluded and wooded backyard.

With no connection to another subdivision, traffic is limited to residents and their guests.

Forestbrook Estates is located in Broadview Heights, Ohio off Royalton Rd/Route 82, between Avery and Broadview roads.
The community is ideally situated 1.4 miles west of I-77—far enough away to evade interstate traffic noise, but still accessible in 5 minutes.
You are also conveniently walkable to downtown Broadview Heights for quick access to local dining and retail.
The city’s Rec Center is only 4 min away, which includes an indoor track, fitness & spinning room, pool, gymnasium, childcare, rentable rooms, skate park, tennis and pickleball courts, baseball and soccer fields, playground, and splash pad.
As for parks, Brecksville Reservation is only 8 min east. It is the largest of the 18 Cleveland Metroparks reservations, offering excellent trails with scenic gorges and waterfalls. Cuyahoga Valley National Park is only 15 minutes away, offering 33,000-acres with hiking trails, bike paths, a scenic railroad, and a vast array of flora & fauna.
