About Creekside in Broadview Heights
Creekside in Broadview Heights is a subdivision of roughly 60 homes nestled amongst wooded lots. Homes were custom-built by Petros Homes and Valore Builders from 1990-1999, with the final homes built in 2003 and 2019. Many homes have since been updated.
Homes feature varying facades including Tudor, full-brick front, full- vinyl, or combinations of stone/brick with vinyl or stucco.
The majority of homes are colonials, but there are also cape cods and a few ranches. Homes range from 3,000 to 6,600 square feet, with 3–6 bedrooms and 2.5–6 bathrooms.
Inside you’ll find dramatic two-story foyers with open staircases, hardwood floors, private dens, granite kitchens with breakfast bar seating and dinettes, vaulted/two-story great rooms with fireplaces, formal living and dining rooms, first floor laundry, first or second-floor owner’s suites with walk-in closets and en-suite bathrooms with dual vanities/sinks and separate walk-in showers and tubs, and finished lower levels (some with coveted walk-outs) with home theaters, bars and exercise rooms. Each home features a 3-5 car side-entry garage.
Generous homesites range mainly from .46 to .84 acres, but there are some larger lots up to 1.93 acres, and one home with 5+ acres. Nearly every backyard is private and heavily wooded, featuring custom patios and/or decks.
Premium cul-de-sac, pond-view, and creekside lots are available.
A branch of Chippewa Creek, a direct tributary to the Cuyahoga River, runs along the eastern portion of the community. Living along Chippewa Creek provides a natural setting and presents opportunities for wildlife-viewing of pheasants, wild turkeys, owls, herons, deer, foxes, and beavers. The creek runs directly through the property of homes toward the end and cul-de-sac of Creekside Trce, offering private fishing and serene creek views.
The community entrance of Creekside Trce, off Wallings Rd, features a long, divided median with a landscaped island. Wooden 3-rail fencing runs along either side of the street just past the first home as well as mature trees, providing privacy for the community. The subdivision also encompasses the street of Thackeray Ct.
This community has curbs and sidewalks on both sides of the street.
Homeowner’s Association (HOA) fees at Creekside are approximately $250 annually.
