Parkview Meadows in Broadview Heights, Ohio is a single-street community of 25 homes adjacent to an extensive system of park trails. The subdivision comprises Parkview Ln, located off the west side of Broadview Rd, just north of I-80/Turnpike.
Homes were built by Drees Homes and Ream Builders from 2003-2011.
Parkview Meadows homes include two-story and ranch styles that mainly range from 2,800-5,100 square feet, with 3–5 bedrooms and 2.5–4 bathrooms.
Inside you’ll find dramatic two-story foyers with open staircases, hardwood floors, private dens and/or formal living rooms, formal dining rooms with tray ceilings, fireplaced great rooms (some are vaulted or two-story), and kitchens with granite or quartz countertops, breakfast bar seating, tiled backsplash, walk-in pantry, and dinette area. First or second-floor owner’s suites have vaulted or tray ceilings, walk-in closets, and en-suite bathrooms with dual sinks/vanities, walk-in showers, and jetted/soaking tubs. Finished lower levels (some have daylight windows or are coveted walkouts!) include media/theatre rooms, billiard areas, bars, and exercise rooms. Backyards feature custom decks, stamped patios, and firepits. Attached side-entry garages accommodate 3-4 cars.
Cleared homesites range from 0.46 to 0.63 acres.
A number of homes abut 5.21 acres of common area, some of it wooded (designated in yellow on map).
For those with sensitivities or concerns about visual encumbrance, high-voltage H-frame steel pole transmission lines run along the southern end of the community.
The entrance to Parkview Ln is flanked on the right by a lushly landscaped bed with garden rocks and masonry signage.
Parkview Ln has tree lawn saplings, curbs, sidewalks, and a cul-de-sac island with garden stones and saplings.
As a single-street community that is not connected to another subdivision, traffic is limited to residents and their guests.
A staggered row of evergreen trees lines the perimeter of the adjacent church property, providing a buffer to homes.
Homeowner’s Association (HOA) fees at Parkview Meadows are approximately $220 annually.
Residences are served by the highly-rated North Royalton City School District.
Comparable nearby communities include Amberwood Estates and the Woods of Broadview Heights.

Location Details
Parkview Meadows is located in the southern half of Broadview Heights, off Broadview Rd, just north of I-80/Turnpike.
Highways are accessible in 9 min to I-77 and 13 min to I-80/Turnpike. The south end of the community is roughly 500 feet north of I-80/Turnpike, subjecting it to interstate noise.
You are conveniently just 4 min from downtown Broadview Heights for quick access to local dining and retail.
The paved Valley Parkway Connector Trail is conveniently just a ≤3 min bike or ≤10 min walk north. Heading east, the trail connects to Brecksville Reservation and the 81-mile Ohio & Erie Canal Towpath Trail. To the west, it intersects the Metroparks’ Mill Stream Run Reservation and then turns north to Rocky River Reservation.
As for parks, Brecksville Reservation is only 7 min east. It is the largest of the 18 Cleveland Metroparks reservations, offering excellent trails with scenic gorges and waterfalls. The Metroparks Mill Stream Run Reservation is 13 min away with trails, rope courses and zip lines, as well as The Chalet, which has two toboggan chutes that are open in the winter. Cuyahoga Valley National Park is a 15 min drive, offering 33,000-acres with hiking trails, bike paths, a scenic railroad, and a vast array of flora & fauna.
The city’s Rec Center is only a 4 min drive, which includes an indoor track, fitness & spinning room, pool, gymnasium, childcare, rentable rooms, skate park, tennis and pickleball courts, baseball and soccer fields, playground, and splash pad.
Golfers will appreciate being 3 min to Seneca (across the street), 4 min to Briarwood, 8 min to Sleepy Hollow, 11 min to Valleaire and Ironwood, and 14 min to Pine Hills.
