About Sutton Woods in Broadview Heights
Sutton Woods Estates is a community of roughly 98 production-built homes surrounded by wooded greenspace in Broadview Heights Ohio. The subdivision is located 0.1 miles south of Lacey Ln off the west side of Mill Road, just west of I-77. It encompasses homes on the south end of W Mill Rd (house numbers 5700-5773) and the streets of Lincolnshire Ct, Buckingham Dr, Saxony Ct, and Westminster Ln.
Homes were constructed exclusively by Ryan Homes from 2002-2008.
The majority of homes are colonials, but there are a few ranches. Homes mainly range from 2,500 to 4,900 square feet, with 4-5 bedrooms and 2.5-4.5 bathrooms.
Amenities include hardwood flooring, dramatic two-story foyers with open staircases, great rooms with fireplaces, formal dining rooms, formal living rooms and/or private dens, and first-floor laundry. Kitchens feature oversized islands (some with breakfast bar seating), walk-in pantries, and dinettes. Large second-floor owner’s suites have walk-in closets, and glamour baths with walk-in showers, soaking tubs, dual sinks/vanities, and enclosed lavatories. Finished lower levels (some are coveted walk-outs!) include media rooms, bars, and exercise rooms. Most homes have 2-3 car front-load garages, but a few are side-load.
Homes feature custom patios and/or decks to extend living outdoors.
Sutton Woods homesites offer approximately 74′ to 85′ frontage and range from 0.21 to 0.45 acres. Many have wooded backyards, providing privacy and shade for significantly cooler al fresco enjoyment on hot summer days.
The subdivision is surrounded by 46.43 acres of heavily wooded common area owned by the HOA (yellow areas on above map), attracting songbirds and extending privacy and lush nature views.
Further enhancing its scenic surroundings, Chippewa Creek runs along the southwest end of the community, as well as smaller streams that meander through the community, offering ravined topography. Living near Chippewa Creek provides a serene, natural setting and presents opportunities for fishing and wildlife-viewing of pheasants, wild turkeys, owls, herons, deer, foxes, and beavers. The community begins 0.1 miles south of Lacey Ln on W Mill Rd, which is designated by a landscaped bed with masonry signage on the right side of the street.
The development has street trees, curbs, and sidewalks on both sides of the street.
This neighborhood is serviced by the highly regarded Brecksville-Broadview Heights City School District.
Homeowner’s Association (HOA) fees at Sutton Woods are approximately $330 annually.

Location Details
Sutton Woods is located in northeast Broadview Heights Ohio, along the border of Brecksville. The entrance is off the west side of Mill Road, west of I-77 and 0.1 miles south of Lacey Ln.
This subdivision is ideally located for commuting! Highways are accessible in 3 min to I-77, 8 min to I-480, and 10 min to I-80. Being that some homes are as close as 130 feet from I-77 and the westernmost homes are just 0.3 miles from the highway, the community may be subjected to interstate traffic noise.
You are conveniently located just 6 min from downtown Brecksville, and 11 min from downtown Broadview Heights and downtown Independence for quick access to local dining and retail.
As for parks, Brecksville Reservation is only 7 min away. It is the largest of the 18 Cleveland Metroparks reservations, offering excellent trails with scenic gorges and waterfalls. Cuyahoga Valley National Park is 13 min away, offering 33,000-acres with hiking trails, bike paths, a scenic railroad, and a vast array of flora & fauna.
The city’s Rec Center is only 10 min west, which includes an indoor track, fitness & spinning room, pool, gymnasium, childcare, rentable rooms, skate park, tennis and pickleball courts, baseball and soccer fields, playground, and splash pad.
If you’re a golfer, you are only 8 min to Sleepy Hollow, 12 min to Seneca, and 15 min to Briarwood Golf Courses.
