Sutton Woods in Broadview Heights Ohio is a production-built community of roughly 98 homes built Ryan Homes from 2002-2008.

The majority of homes are colonials, but there are a few ranches. Homes mainly range from 2,500 to 4,900 square feet, with 4–5 bedrooms and 2.5–4.5 bathrooms. There is one home with 5,900 square feet, and another with 7,800 square feet.

Amenities include hardwood flooring, dramatic two-story foyers with open staircases, great rooms with fireplaces, formal dining rooms, formal living rooms and/or private dens, and first-floor laundry. Kitchens feature oversized islands (some with breakfast bar seating), walk-in pantries, and dinettes. Large second-floor owner’s suites have walk-in closets, and glamour baths with walk-in showers, soaking tubs, dual sinks/vanities, and enclosed lavatories. Finished lower levels (some are coveted walk-outs) include media rooms, bars, and exercise rooms. Most homes have 2-3 car front-load garages, but there are a few with side-load.

Homesites range from .21 to .45 acres with private and heavily wooded backyards. Homes feature custom patios and/or decks to extend living outdoors.

The community entrance of W Mill Rd is designated by a stacked stone sign on the right side of the street. There are also four additional streets: Lincolnshire Ct, Buckingham Dr, Saxony Ct, Westminster Ln, each with cul-de-sacs.

Sutton Woods in Broadview Heights Ohio is a production-built community located off Mill Road, south of E. Wallings Road and west of I-77.

With access to I-77 only a mile away, this community is ideally located for commuting. While the proximity to the highway is convenient, it also means that the community is subjected to interstate traffic noise. The entrance is just 170 feet west of I-77; the westernmost homes are just .3 miles from the highway.

You are conveniently located just 6 min from downtown Brecksville, and 11 min from downtown Broadview Heights and downtown Independence for quick access to local dining and retail.

As for parks, Brecksville Reservation is only 7 min away. It is the largest of the 18 Cleveland Metroparks reservations, offering excellent trails with scenic gorges and waterfalls. Cuyahoga Valley National Park is only 13 min away, offering 33,000-acres with hiking trails, bike paths, a scenic railroad, and a vast array of flora & fauna.

The city’s Rec Center is only 10 min west, which includes an indoor track, fitness & spinning room, pool, gymnasium, childcare, rentable rooms, skate park, tennis and pickleball courts, baseball and soccer fields, playground, and splash pad.

If you’re a golfer, you are only 8 min to Sleepy Hollow, 12 min to Seneca, and 15 min to Briarwood Golf Courses.
