Scottsdale is a community of 89 limited-maintenance detached cluster homes in Broadview Heights Ohio, located off the south side of Royalton Rd/Route 82, a half mile west of Broadview Rd. The subdivision encompasses Scottsdale Dr.

These cluster homes were built by Bittersweet Builders (Cameratta) from 2000-2006.

Homes are available as ranch and cape cod styles ranging from 1,800-4,400 square feet with 3-4 bedrooms and 2-3.5 bathrooms.

Scottsdale’s single-standing cluster homes include vaulted or two-story foyers, hardwood and ceramic tile floors, large windows, private dens/first-floor guest bedroom, formal dining room or open-concept dining area, large fireplaced great rooms, and kitchens with granite or quartz countertops, tile backsplash, pantry, and dinette area. Many have vaulted or cathedral ceilings throughout the first floor! First-floor laundry room with cabinets, utility tub, and storage closet. Spacious first-floor owner’s suites (many with tray or vaulted ceilings) have walk-in closets and en-suite bathrooms with soaking/jetted tubs and walk-in showers. Second floors feature lofts or bonus rooms and walk-in storage. Homes are either slab foundation or have a full 12-course basement. Finished lower levels (some are coveted walkouts!) are complete with recreation areas, bars, exercise rooms, and storage. Front-entry garages accommodate 2 cars (two homes have 3-car garages), some with pebble stone epoxy flooring.

Outdoor living is enhanced by custom patios and/or composite decks and professional landscaping with stone retention walls.

Homesites mainly range from 0.13 to 0.26 acres. Backyards have mature trees or planted pines for privacy.

Homes along the north end of the community abut a 5.68-acre common area parcel (large yellow parcel on above map). The east, south, and west sides are bordered by treed residential properties.

The southeast corner of the community abuts the Woods of Broadview Heights.

The entrance to Scottsdale Dr is flanked by two partially wooded common area parcels so that no homes sit directly along the main road. On the left side of the entrance is a raised landscape mound with shrubs, grasses, perennials, garden stones, and boulders. To the right is a landscaped bed with masonry signage.

Scottsdale Dr has lantern-style street lights, street trees, curbs, and sidewalks on both sides of the street.

This subdivision is not connected to another subdivision so traffic is limited to residents and their guests.

Post is conveniently delivered to individual mailboxes at the end of each driveway.

Homeowner’s Association (HOA) fees at Scottsdale are approximately $120/month, which include snow removal and lawn care.

Residences are served by the award-winning North Royalton City School District.

Across the street are The Ledges townhomes.

Scottsdale cluster homes are located in central Broadview Heights Ohio, off the south side of Royalton Rd/Route 82, a half mile west of Broadview Rd.

Highways are accessible in 7 min to I-77, 13 min to I-80/Turnpike, and 14 min to I-480.

You are conveniently located 3 min from downtown Broadview Heights for quick access to local dining and retail.

Broadview Heights Rec Center is only a 5 min drive or 9 min bike, which includes an indoor track, fitness & spinning room, pool, gymnasium, childcare, rentable rooms, skate park, tennis and pickleball courts, baseball and soccer fields, playground, and an outdoor splash pad.

Exercise enthusiasts will appreciate being a 10 min bike (1.7 miles) from Metroparks’ Valley Parkway Connector Trail. Heading east, the trail connects to Brecksville Reservation and the 81-mile Ohio & Erie Canal Towpath Trail. To the west, it leads through Mill Stream Run Reservation all the way to Rocky River Reservation.

Brecksville Reservation is only 10 min drive east. It is the largest of the Cleveland Metroparks’ reservations offering scenic gorges, caves and an extensive system of trails, including a section of the Buckeye Trail. The Metroparks Mill Stream Run Reservation is 13 min west with trails, rope courses and zip lines, as well as The Chalet, which has two toboggan chutes that are open in the winter. Cuyahoga Valley National Park is a 14 min drive, offering 33,000-acres with hiking trails, bike paths, a scenic railroad, and a vast array of flora & fauna.

If you’re a golfer, it’s only 6 min to Seneca, 8 min to Briarwood, 9 min to Sleepy Hollow, 11 min to Ironwood and Valleaire, and 14 min to Pine Hills.
