Karen Lynne (also referred to as Bella Terra) is a quaint collection of 14 luxury homes in Broadview Heights, Ohio. This subdivision is located a half-mile south of E. Wallings Road off the west side of W Mill Road, comprising 12 homes along Karen Lynne Dr and 2 homes on W Mill Rd (house numbers 5494 & 5508).
Homes were custom built by Petros Homes from 2010-2015, with the last home built in 2020.
Facades are partial stone or brick with vinyl, and each home has a side-entry garage, creating a cohesive streetscape.
These colonial, cape cod, and ranch homes range from 2,200 to 4,900 square feet, with 3–5 bedrooms and 2.5–5 bathrooms.
Inside are dramatic two-story foyers with open staircases, hardwood floors, private dens, granite kitchens with breakfast bar seating and dinettes, vaulted/two-story great rooms with stone fireplaces, formal dining rooms, first-floor laundry, first or second-floor owner’s suites with walk-in closets and en-suite bathrooms with dual sinks/vanities and separate tiled walk-in showers and tubs, and finished lower levels. Each home features a 3-car side-entry garage. Backyards are appointed with custom patios for outdoor living.
Spacious homesites measure approximately 140′ wide and 212′ deep, ranging from 0.69 to 0.76 acres. Most lots have been cleared of trees, but some homes back to neighboring lots with trees. Otherwise, privacy is achieved with planted pines.
There is a natural gas and oil well (red dot on map below) at the entrance. Due to visual encumbrance and health/safety concerns, proximity to gas and oil wells can negatively impact home values. On the flip side, surrounding residents can often yield reduced property tax values through the board of revisions.
The street has street trees, curbs, and sidewalks on both sides of the street.
Karen Lynne adjoins Millview, the neighboring subdivision to the south, via Ashley Dr. It is also accessible through the neighboring development to the west, Wallings Meadows, from E Wallings Rd.
Residences are served by Brecksville-Broadview Heights City Schools.
Roughly 0.2 miles south on W Mill Rd is the development of Sutton Woods.

Location Details
Karen Lynne (aka Bella Terra) is a luxury home community along the northeast end of in Broadview Heights, Ohio near the border of Brecksville. It is located off W Mill Road,a half-mile south of E. Wallings Road, just west of I-77.
With access to I-77 less than a mile away, this community is ideally located for commuting. While the proximity to the highway is convenient, the entrance to Karen Lynne is roughly 160 feet west of I-77 so it may be subjected to interstate traffic noise.
This subdivision is conveniently located just 5 min from downtown Brecksville, 10 min from downtown Broadview Heights, and 12 min from downtown Independence for quick access to local dining and retail.
As for parks, Brecksville Reservation is only 6 min away. It is the largest of the 18 Cleveland Metroparks reservations, offering excellent trails with scenic gorges and waterfalls. Cuyahoga Valley National Park is only 12 min away, offering 33,000-acres with hiking trails, bike paths, a scenic railroad, and a vast array of flora & fauna.
The city’s Rec Center is only 9 min south, which includes an indoor track, fitness & spinning room, pool, gymnasium, childcare, rentable rooms, skate park, tennis and pickleball courts, baseball and soccer fields, playground, and splash pad.
If you’re a golfer, you are only 8 min to Sleepy Hollow, 11 min to Seneca, and 15 min to Briarwood Golf Courses.
Brecksville-Broadview Heights schools are just a 5 min drive.
