About Amberwood Estates in Broadview Heights
Amberwood Estates (also called Amberwood Court) is a single-street community of 26 homes in southwestern Broadview Heights, Ohio with adjacent parkland and trails. The subdivision encompasses the street of Amberwood Ct, located off the south side of Akins Rd, roughly 0.7 miles west of Broadview Rd.
Homes were built from 2000-2006, with the most recent home built in 2015.
Homes include two-story and ranch styles that mainly range from 3,000-4,600 square feet, with 3–5 bedrooms and 2.5–5 bathrooms.
Inside you’ll find dramatic two-story foyers with open staircases, hardwood floors, private dens and/or formal living rooms, formal dining rooms with tray ceilings, fireplaced great rooms (some are vaulted or two-story), and kitchens with granite or quartz countertops, breakfast bar seating, walk-in pantries, and dinette areas. First or second-floor owner’s suites have vaulted or tray ceilings, walk-in closets, and en-suite bathrooms with dual sinks/vanities, walk-in showers, and jetted/soaking tubs. Second levels offer lofts or bonus rooms. Finished basements include media/theatre rooms, billiard areas, bars, and exercise rooms. Side-entry garages accommodate 2-3 cars.
Backyards feature custom decks, stamped patios, and firepits. Sheds, fences, gardens, and pools are permitted.
Generously sized homesites range from 0.46 to 0.92 acres, a few of which have private wooded backyards.
Two homes along the northeast side of Amberwood Ct (house numbers 9571 & 9581) share a large pond.
Bordering the community to the south and southeast is forested land owned by the Metroparks (designated in green on the above map). Directly south is the Metroparks’ Valley Parkway All-Purpose Trail.

As a single-street community that is not connected to another subdivision, traffic is limited to residents and their guests.
Amberwood Ct has tree lawn saplings, curbs, sidewalks on both sides of the street, and a stamped concrete cul-de-sac island with saplings.
Residences are served by the highly-rated North Royalton City School District.
There are no Homeowner’s Association (HOA) fees at Amberwood Estates.
Comparable nearby communities include the Woods of Broadview Heights.

Location Details
Amberwood Estates (aka Amberwood Ct) is located in the southern end of Broadview Heights, Ohio off Akins Rd, roughly 0.7 miles west of Broadview Rd.
Highways are accessible in 9 min to I-77 and 13 min to I-80/Turnpike. The south end of the community is roughly 530-560 feet northeast of I-80/Turnpike, subjecting it to interstate noise.
You are conveniently just 4 min from downtown Broadview Heights for quick access to local dining and retail.
The city’s Rec Center is only 4 min away, which includes an indoor track, fitness & spinning room, pool, gymnasium, childcare, rentable rooms, skate park, tennis and pickleball courts, baseball and soccer fields, playground, and splash pad.
Fitness enthusiasts will appreciate being immediately north of the Metroparks’ Valley Parkway All-Purpose Trail (6 min bike; 30 min walk), which adjoins the 81-mile Ohio & Erie Canal Towpath Trail to the east, and extends to west through Mill Stream Run Reservation all the way to Rocky River Reservation.
As for parks, Brecksville Reservation is only 8 min east. It is the largest of the 18 Cleveland Metroparks reservations, offering excellent trails with scenic gorges and waterfalls. The Metroparks Mill Stream Run Reservation is 12 min away with trails, rope courses and zip lines, as well as The Chalet, which has two toboggan chutes that are open in the winter. Cuyahoga Valley National Park is a 15 min drive, offering 33,000-acres with hiking trails, bike paths, a scenic railroad, and a vast array of flora & fauna.
If you’re a golfer, it’s only 4 min to Seneca, 6 min to Briarwood, 8 min to Sleepy Hollow, 9 min to Valleaire and Ironwood, and 12 min to Pine Hills.
