About Windsor Woods in Broadview Heights
Windsor Woods is a community of roughly 80 colonial homes in northwest Broadview Heights, Ohio. It is located off the south side of Wallings Rd, between Broadview and State roads, comprising the streets of Windsor Way and Camden Ct.
Homes were custom-built from 1996-2003 by Capuano Homes and Perry Homes. Many homes have since been updated.
The original deed restrictions specified a minimum square footage of 2,800, side-load garages, and front elevations of 75% brick; thus, bringing architectural coherence to the community.
Homes range from 2,900 to 5,600 square feet, with 3–5 bedrooms and 2.5–4.5 bathrooms.
Amenities include hardwood and ceramic flooring, dramatic two-story foyers with open staircases, vaulted/cathedral great rooms with fireplaces, formal living rooms, formal dining rooms with tray ceilings, private dens, 4-season sunrooms, and first-floor laundry. Kitchens feature oversized islands (some with breakfast bar seating), walk-in pantries, and dinettes. Large first or second-floor owner’s suites have walk-in closets, and glamour baths with walk-in showers, soaking tubs, dual sinks/vanities, and enclosed lavatories. Finished lower levels (some are coveted walk-outs!) include media rooms, bars, kitchenettes, and exercise rooms.
Each home has an oversized 3-car side-entry garage. Extended driveways are 16′ wide, allowing cars to park side by side.
Generously sized homesites are approximately 100′ wide and 250’+ deep, ranging from 0.46 to 1.22 acres.
Most lots are wooded, offering a private backdrop, lush views, cooler yards, and soothing birdsongs. Outdoor living is enhanced by custom patios and/or decks.
Several homes abut a 2.4-acre parcel owned by the HOA or a 1.05-acre parcel owned by the city of North Royalton (designated in yellow on above map).
The entrance to Windsor Way is flanked by landscaped beds with signage.
This community has street trees, curbs, and sidewalks on both sides of the street. Camden Ct has a cul-de-sac.
Mail is conveniently delivered to individual mailboxes at the end of each driveway.
This family-friendly neighborhood allows swimming pools, playsets and trampolines.
Residences are served by the award-winning Brecksville-Broadview Heights City School District.
Homeowner’s Association (HOA) fees at Windsor Woods are approximately $180 annually.
Camden Ct becomes Scenicview Dr, beginning the neighborhood of Country Lakes Estates, which has its own entrance from Broadview Rd.
Windsor Woods is bordered to the west (but not connected) by the community of Jamestown Estates of North Royalton, Ohio.

Location Details
Windsor Woods is a luxury home community in northwest Broadview Heights Ohio, along the border of North Royalton. It is located on the south side of Wallings Rd, between Broadview and State roads.
With easy access to highways, you can get to just about anywhere within 30 minutes or less. The community is ideally situated 2.5 miles west of I-77—far enough away to evade interstate traffic noise and congestion, but still accessible in 8 minutes.
You are also conveniently located 6 min from downtown Broadview Heights and 7 min from downtown Seven Hills for quick access to local dining and retail.
The city’s Rec Center is 8 min south, which includes an indoor track, fitness & spinning room, pool, gymnasium, childcare, rentable rooms, skate park, tennis and pickleball courts, baseball and soccer fields, playground, and splash pad.
As for parks, Brecksville Reservation is 13 min away. It is the largest of the 18 Cleveland Metroparks reservations, offering excellent trails with scenic gorges and waterfalls. The Metroparks Mill Stream Run Reservation is 15 min away with trails, rope courses and zip lines, as well as The Chalet, which has two toboggan chutes that are open in the winter. Cuyahoga Valley National Park is 18 min away, offering 33,000-acres with hiking trails, bike paths, a scenic railroad, and a vast array of flora & fauna.
If you’re a golfer, you are only 9 min to Seneca, 11 min to Briarwood, and 12 min to Sleepy Hollow Golf Courses.
The Brecksville-Broadview Heights school campus is a 9 min drive.
