About Chippewa Pointe in Broadview Heights
The subdivision of Chippewa Pointe in Broadview Heights, Ohio is an upscale single-street community of 28 brick-front luxury homes with wooded ravined backyards. It is located off the south side of Harris Rd, between Avery Rd and I-77, comprising the street of Pointe Dr.
Homes were constructed by numerous builders including United Homes from 1991-1999, most of which have since been updated.
Almost every home has a full-brick facade with traditional or contemporary styling.
These colonial and ranch homes mainly range from 3,200-5,500 square feet with 3-6 bedrooms and 3-5.5 bathrooms.
The luxury homes of Chippewa Pointe are appointed with desirable amenities including paneled doors, hardwood flooring, laundry rooms with utility tubs and cabinets, foyers (many two-story) with open turned or curved staircases, formal dining rooms, formal living rooms and/or private dens, and fireplaced great rooms (some are vaulted or two-story) that are open to kitchens featuring granite or quartz countertops, tile backsplash, dinette area or morning room, and even sunrooms. First or second floor owner’s suites include walk-in closets and en-suite bathrooms with tiled walk-in showers, soaking tubs, and dual sinks/vanities. Full finished lower levels (some are coveted walkouts!) are complete with theater or media rooms, kitchenettes, bars, exercise rooms, and storage areas. Attached side-entry garages accommodate 2-3 cars.
Outdoor living is enhanced with composite decks and/or stamped patios, gazebos and fire pits.
Homesites are mainly sized from 0.46 to 0.77 acres. There are two homes with double lots and some larger lots from 1.55 to 6.5 acres.
Most lots boast heavily wooded backyards, attracting songbirds and offering privacy, views of nature, and shade for significantly cooler al fresco enjoyment on hot summer days.
Several streams meander along the east and west ends and Chippewa Creek, a direct tributary to the Cuyahoga River, runs along the southern end of the community. Living along Chippewa Creek provides a serene, natural setting and presents opportunities for fishing and wildlife-viewing of pheasants, wild turkeys, owls, herons, deer, foxes, and beavers. There is a natural gas and oil well (orange dot on map above) on the property of 8784 Pointe Dr. Due to health and safety concerns, proximity to gas and oil wells can negatively impact home values. On the flip side, surrounding residents can often yield reduced property tax values through the board of revisions.
Directly south of the cul-de-sac is a forested parcel of vacant commercial land. To the southwest is land that was previously a landfill, which has been closed since 2004. The land has since been capped, seeded with grass, and left as an open meadow.
The entrance of Pointe Dr is flanked on the left side by a landscaped bed with signage.
Pointe Dr has street lights, street trees, curbs, sidewalks along both sides of the street, and a cul-de-sac enhanced with a landscaped island and brick paver surround.
Residences are served by the award-winning Brecksville-Broadview Heights City Schools.
Homeowner’s Association (HOA) fees are roughly $100 annually.
Directly west is the subdivision of Silver Ridge and to the east is Harris Park.

The community is situated a half-mile west of I-77, which may subject it to interstate noise.
Highways are accessible in 5 min to I-77, 10 min to I-80/Turnpike, 11 min to I-480, and 16 min to I-271.
You are conveniently located 6 min from downtown Broadview Heights for quick access to local dining and retail.
The city’s Rec Center is 8 min south, which includes an indoor track, fitness & spinning room, pool, gymnasium, childcare, rentable rooms, skate park, tennis and pickleball courts, baseball and soccer fields, playground, and splash pad.
As for parks, Brecksville Reservation is only 6 min east. It is the largest of the Cleveland Metroparks reservations, offering excellent trails with scenic gorges and waterfalls. Cuyahoga Valley National Park is only 12 minutes away, offering 33,000-acres with hiking trails, bike paths, a scenic railroad, and a vast array of flora & fauna.
