About Town Centre Village in Broadview Heights
Town Centre Village is a single-street cluster-style community of 23 homes in the heart of downtown Broadview Heights, Ohio, conveniently walkable to restaurants, coffee shops, banking, pharmacy, and medical facilities.
The subdivision encompasses the street of Rockys Ct, which is accessible via Town Centre Dr off either Broadview Rd or E Royalton Rd.
Homes were built by Petros Homes from 2014-2018.
Facades are nearly identical in styling—similar to cluster home communities.
These homes mainly range from 1,900-3,100 square feet with 3-4 bedrooms and 2.5-4 bathrooms.
Inside you’ll find hardwood floors, 9′ first floor ceilings, garage entry mud hall, private dens or flex rooms, and fireplaced great rooms (some vaulted/two-story) that are open to kitchens with granite or quartz countertops, tile backsplash, breakfast bar seating, walk-in pantry, and dinette area or sun-filled morning room. First or second-floor laundry room with utility tub. Spacious owner’s suites (most are second-floor) feature vaulted ceilings, walk-in closets and en-suite bathrooms with dual sinks/vanities, soaking tubs and/or tiled walk-in showers. Full finished lower levels (some have daylight/full windows!) are complete with recreation areas, bars, exercise rooms, and storage. Front-entry garages accommodate 2 cars.
Al fresco enjoyment is enhanced with composite decks and/or stamped patios and even firepits.
Homesites measure 65′ wide and 90′ deep and range from 0.13 to 0.17 acres. These smaller lots appeal to buyers who prefer to spend limited time on yard work.
Homes are surrounded by HOA-owned common area (yellow area within the blue border on map above).
The west side of the community abuts the Villas at City Center Townhomes. An earth berm with planted pine trees offers a natural buffer from the townhomes, which are also surrounded by their own common area.
There is a natural gas and oil well on a neighboring property, roughly 300 feet east of the development’s property line. Due to health and safety concerns, proximity to gas and oil wells can negatively impact home values. On the flip side, surrounding residents can often yield reduced property tax values through the board of revisions.
Rockys Ct has curbs, sidewalks on both sides of the street, and a cul-de-sac enhanced with a landscaped island and brick paver surround.
As a single-street community with no connection to another subdivision, traffic is limited to residents and their guests.
Post is delivered to the mailboxes at the end of each driveway.
Homeowner’s Association (HOA) fees at Town Centre Village are approximately $370 annually.
Residences are served by the award-winning Brecksville-Broadview Heights City School District.

Highways are accessible in 5 min to I-77, 11 min to I-480, and 12 min to I-80/Turnpike.
You are conveniently an 8 min walk to downtown Broadview Heights for quick access to local dining and retail.
The city’s Rec Center is only a 3 min drive or 15 min walk, which includes an indoor track, fitness & spinning room, pool, gymnasium, childcare, rentable rooms, skate park, tennis and pickleball courts, baseball and soccer fields, playground, and splash pad.
Exercise enthusiasts will appreciate being a 5 min bike (1 mile) from Metroparks’ Valley Parkway Connector Trail. Heading east, the trail connects to Brecksville Reservation and the 81-mile Ohio & Erie Canal Towpath Trail. To the west, it leads through Mill Stream Run Reservation all the way to Rocky River Reservation. Brecksville Reservation is only 8 min east. It is the largest of the 18 Cleveland Metroparks reservations, offering excellent trails with scenic gorges and waterfalls. Cuyahoga Valley National Park is only 15 minutes away, offering 33,000-acres with hiking trails, bike paths, a scenic railroad, and a vast array of flora & fauna.
If you’re a golfer, you are only 6 min to Seneca, and 7 min to Briarwood Sleepy Hollow Golf Courses.
The Brecksville-Broadview Heights school campus is 9 min drive.
