About Summerwood in Broadview Heights
Summerwood is an upscale subdivision of roughly 37 luxury homes in north-central Broadview Heights, Ohio. It is located a half-mile north of Royalton Rd on the east side of Avery Rd, comprising the streets of Summerwood Dr, Crooked Creek Ln, Stillwater Ct, and two homes on Avery Rd (house numbers 9003 & 9043).
Homes were custom-built from 2001-2010 by builders including Petros Homes.
Homes range mainly from 3,400 to 5,500 square feet, with 3–6 bedrooms and 3.5–5.5 bathrooms. However, there is one home with 8,553 square feet. Most homes are colonial, but there are also cape cod and a couple of ranches.
Facades are traditionally styled, most with full brick or combinations of brick/stone with vinyl or stucco.
Inside, exceptional amenities include dramatic two-story foyers with open staircases, marble tile or hardwood floors, granite kitchens with breakfast bar seating and dinettes/morning rooms, vaulted/two-story great rooms with fireplaces, formal dining rooms, a flex room (office or formal living room) first-floor laundry, first or second-floor owner’s suites with walk-in closets and en-suite bathrooms with dual sinks/vanities and walk-in shower, and coveted finished walk-out lower levels with media rooms, bars and exercise rooms. Living is extended to the outdoors with backyard decks and/or stamped patios.
Homesites are generously sized from 0.46 to 0.80 acres, with a few lots over 1 acre, allowing each home a 2-3 car side-entry garage.
Some lots have wooded or partially wooded backyards, offering lush views, natural privacy, shade, significantly cooler al fresco entertaining on hot summer days, and soothing birdsongs.
Chippewa Creek, a direct tributary to the Cuyahoga River, runs along the northern end of the community, and a tributary stream runs along its southeastern end. Living near these streams enhances the setting with natural beauty, providing beautiful rolling topography and opportunities for fishing and wildlife-viewing of pheasants, wild turkeys, owls, herons, deer, foxes, and beavers. To the southeast, just beyond the forest, is land that was formerly a landfill, which has been closed since 2004. The land has since been capped, seeded with grass, and left as an open meadow.
The entrance to Summerwood Dr is elegantly flanked by stately stacked stone signage walls with lush landscaping, garden stones, and mature pines. In the center of the street is a divided median with lush landscaping. A landscape mound with conifers runs along the main road, offering privacy from passing traffic.
The community’s streets are enhanced by street trees, lantern-style streetlights, curbs, sidewalks along both sides of the street, and four cul-de-sacs with landscaped islands surrounded by brick pavers.
Each intersection is adorned with custom iron street signage.
With no connection to another subdivision, traffic is limited to residents and their guests.
Mail is conveniently delivered to individual mailboxes at the end of each driveway.
Residences are served by the award-winning Brecksville-Broadview Heights City Schools.
Homeowner’s Association (HOA) fees at Summerwood are approximately $400 annually.
Other nearby communities include the subdivision of Homestead Creek (across the street), Whispering Winds, and Forestbrook Estates.

Summerwood is a luxury home community in Broadview Heights, Ohio, located on the east side of Avery Rd, a half-mile north of Royalton Rd.
The community is ideally situated 1.1 miles west of I-77—far enough away to evade interstate traffic noise, but still accessible in 5 minutes.
You are also conveniently located near downtown Broadview Heights for quick access to local dining and retail, as well as retail just across the border in Brecksville.
The city’s Rec Center is only 5 min south, which includes an indoor track, fitness & spinning room, pool, gymnasium, childcare, rentable rooms, skate park, tennis and pickleball courts, baseball and soccer fields, playground, and splash pad.
As for parks, Brecksville Reservation is only 8 min east. It is the largest of the 18 Cleveland Metroparks reservations, offering excellent trails with scenic gorges and waterfalls. Cuyahoga Valley National Park is only 15 minutes away, offering 33,000-acres with hiking trails, bike paths, a scenic railroad, and a vast array of flora & fauna.
If you’re a golfer, you are only 8 min to Seneca, and 10 min to Sleepy Hollow and Briarwood Golf Courses.
