Cherry Hill Estates is a quiet, single-street community of 27 custom homes near downtown Broadview Heights, Ohio. The subdivision comprises Cherry Hill Ln, located off the south side of Royalton Road (Route 82) between Avery and Broadview roads.
Homes were built by Petros Homes and United Homes between 1993-1999, many of which has since been renovated/updated.
Cherry Hill Estates homes are mostly colonials, but there are a couple of ranches. They range from 2,200 to 6,400 square feet, with 3–5 bedrooms and 2.5–4.5 bathrooms.
Facades are traditionally styled with full brick, full vinyl, or partial stone/brick.
Interior features include dramatic two-story foyers with open staircases, hardwood floors, private dens with french doors, granite/quartz kitchens with breakfast bars and dinettes, vaulted/two-story great rooms with fireplaces, spacious formal living and dining rooms, and first-floor laundry rooms. Owner’s suites have walk-in closets and en-suite bathrooms with dual sinks/vanities and separate walk-in showers and jetted tubs. Full finished basements offer even more entertainment space and have a staircase to the garage. Oversized side-entry garages accommodate 2-5 cars. Backyards feature custom decks, stamped patios, and even gazebos and firepits.
Generous homesites are approximately 100′ wide and range from 0.45 to 1.19 acres, some with treed backyards.
Two homes (house numbers 7414 & 8425) overlook a large serene and fountained pond with water lilies.
The entrance to Cherry Hill Lane is flanked on either side by landscaped beds with white script signage. A charming white picket fence borders the western side of the street for the first 200 feet.
As a single-street community that is not connected to another subdivision, traffic is limited to residents and their guests.
Cherry Hill Ln has street trees, curbs, a cul-de-sac, and sidewalks on both sides of the street.
Mail is conveniently delivered to individual mailboxes at the end of each driveway.
Residences are served by the award-winning Brecksville-Broadview Heights City School District.
Homeowner’s Association (HOA) fees at Cherry Hill Estates are approximately $150 annually.
Other nearby communities include Forestbrook Estates, located directly across the street.

Cherry Hill Estates is located Broadview Heights, Ohio between Avery and Broadview roads, off the south side of Royalton Rd/Route 82.
The community is ideally situated 1.4 miles west of I-77—far enough away to evade interstate traffic noise, but still accessible in 5 minutes.
You are conveniently walkable to downtown Broadview Heights for quick access to local dining and retail.
The city’s Rec Center is only 3 min away, which includes an indoor track, fitness & spinning room, pool, gymnasium, childcare, rentable rooms, skate park, tennis and pickleball courts, baseball and soccer fields, playground, and splash pad.
As for parks, Brecksville Reservation is only 8 min east. It is the largest of the 18 Cleveland Metroparks reservations, offering excellent trails with scenic gorges and waterfalls. Cuyahoga Valley National Park is only 15 minutes away, offering 33,000-acres with hiking trails, bike paths, a scenic railroad, and a vast array of flora & fauna.
