About Prell Retreat in Broadview Heights
Prell Retreat in Broadview Heights is a single-street cul-de-sac community of 14 newer single-family homes constructed by Boulder Homes and Drees Homes from 2021-2022.
Prell Retreat is located off the north side of W Edgerton Rd, roughly a half-mile west of Broadview Rd, directly south of I-80/Ohio Turnpike. The subdivision comprises Prell Dr and three homes on W Edgerton Rd (house numbers 2000, 2040 & 2260).
This development also includes four homes built between 1962-1979 and one in 2005 (grayed-out parcels on above map).
Homes include ranch and two-story plans. They mainly range from 2,400-5,200 square feet, with 3–4 bedrooms and 2.5–4 bathrooms.
Inside, amenities include hardwood flooring, dramatic two-story foyers with open staircases, high ceilings, great rooms (some two-story) with stone fireplaces, formal dining rooms with tray ceilings, flex rooms and/or private dens, mud halls, and separate laundry rooms. Kitchens feature granite or quartz countertops, oversized islands with breakfast bar seating, walk-in pantries, dinette area, and even sunrooms. Large first or second-floor owner’s suites have walk-in closets, and spa-like en-suite bathrooms with soaking tubs and/or tiled walk-in showers, dual sinks/vanities, and enclosed lavatories. Finished lower levels include 9′ ceilings, media rooms, bars, and exercise rooms. Homes feature custom patios and/or decks to extend living outdoors. Side-entry garages accommodate 2-3 cars (3rd parking space may be tandem).
Spacious homesites are 100′ wide, ranging from 0.47 to 0.71 acres.
Most lots have treed or wooded backyards.
Prell Dr is enhanced with street trees, a permanent cul-de-sac with a grassy island, and curbs and sidewalks on both sides of the street.
As a single-street community with only one entrance, Prell Dr traffic is limited to residents and their guests.
To the east and west of the subdivision are single-family residential parcels.
There are no HOA fees at Prell Retreat.
The development is served by North Royalton City School District.
Other nearby communities include Edgerton Commons, Hidden Hollow and Wiltshire.

Prell Retreat is located in southwest Broadview Heights, near the North Royalton border. It is off the north side of Edgerton Rd, 0.6 miles west of Broadview Rd, immediately south of I-80/Turnpike.
It’s roughly 20 miles to downtown Akron, Cleveland, Independence and Medina.
Access to I-77 is only 8 min away and I-80/Ohio Turnpike is 13 min away, making this community ideal for commuting.
The north end of the community is located just 0.2 miles south of I-80/Turnpike, subjecting it to interstate traffic noise.
You are conveniently located just 4 min from downtown Broadview Heights for quick access to local dining and retail.
The city’s Rec Center is only 4 min away, which includes an indoor track, fitness & spinning room, pool, gymnasium, childcare, rentable rooms, skate park, tennis and pickleball courts, baseball and soccer fields, playground, and splash pad.
As for parks, Brecksville Reservation is only 7 min away. It is the largest of the 18 Cleveland Metroparks reservations, offering excellent trails with scenic gorges and waterfalls. Cuyahoga Valley National Park is only 15 min away, offering 33,000-acres with hiking trails, bike paths, a scenic railroad, and a vast array of flora & fauna.
If you’re a golfer, you are only 2 min to Briarwood (across the street), 5 min to Seneca, 6 min to Hinckley Hills, 7 min to Ironwood, 8 min to Valleaire, and 9 min to Sleepy Hollow Golf Courses.
