About Creekview Estates in Avon

Creekview Estates is a community in southwest Avon Ohio, located off the north side of Kinzel Rd, 0.2 miles west of Center Rd/OH-83. It comprises 53 homes boasting a parklike setting with mature trees, wooded backyards, and the serenity of French Creek. As one of Avon’s most secluded communities, homes don’t come available for sale very often.

These homes were built by Bennett Builders between 1987-1994, many of which have since been updated.

Creekview Estates includes ranch, cape cod and colonial homes ranging from 2,500-4,100 square feet with 3–4 bedrooms and 2.5–3.5 bathrooms.

Facades feature various traditional styles.

Amenities include two-story foyers with open staircases, formal dining rooms, formal living rooms and/or private dens, and an open-concept great room and kitchen layout that features a pantry, dinette, and even sunroom. First or second floor owner’s suites are appointed with walk-in closet(s) and bathrooms with dual sinks, soaking/jetted tub and walk-in shower. Finished basements may include theater rooms, bars, kitchenettes, and exercise rooms. Front or side-entry garages accommodate 2-3 cars. Backyards are complete with custom-stamped patios and/or decks.

Cleared homesites are approximately 100′ wide, mainly ranging from 0.40 to 0.58 acres. There are also a few larger lots up to 1.77 acres.

Wooded backyards—a rarity in Avon developments—attract songbirds and offer privacy, lush natural beauty, and shade for significantly cooler al-fresco enjoyment on your deck/patio during hot summer days.

The north and most of the western perimeter of Creekview Estates abut French Creek, the largest tributary of the Black River. Living along French Creek provides a serene, natural setting and opportunities for fishing and wildlife-viewing of pheasants, wild turkeys, owls, herons, deer, foxes, and beavers. The entrance to Creekview Estates on Creekview Ln has a landscaped divided median and brick gazebos flanking each side of the street.

In addition to Creekview Ln, the subdivision also comprises Mapleview Ln and Oakview Ln.

With only one entrance and no connection to another subdivision, traffic is limited to residents and their guests.

Its streets are enhanced by mature street trees, lantern-style streetlights, curbs, and sidewalks on both sides of the street, so there’s plenty of pavement to bike, skate or walk the dog.

Sheds are permitted.

Directly west are Avon School’s athletic fields and track as well as Avon’s Early Learning Center (Preschool – K).

While there are no mandatory Homeowner’s Association (HOA) fees at Creekview Estates, residents do contribute approximately $40 annually to maintain the entrance.

There are many nearby opportunities for activity and enjoyment. You are 3 min from Miller Nature Preserve, which offers nature lovers hiking trails, a seasonal butterfly house, and a 5,000-square-foot conservatory featuring orchids and various plant specimens from around the world. There’s also a visitor center with a gift shop, café, event hall, and an outdoor patio that hosts weekly music events during summertime. Come winter, the community center hosts art, cooking and card-making classes.

It’s 5 min to Avon Aquatic Facility & Park, which includes an Olympic-sized competitive lap pool with diving boards and a recreation pool with slides, interactive play structure, wading area, a sprayground, pavilion, and bathhouse. The adjacent 20-acre park features a spectacular playground with unique play structures, a storybook trail, history walk, fitness court, and walking trails.

Schwartz Road Park (5 min) has ball fields/courts, pavilions and a nature trail.

Veterans Memorial Park has 98 acres including walking trails, ponds, ball fields/courts, a playground, restrooms, and two pavilions with picnic tables and grills. The park is also home to the annual Avon Heritage Duct Tape Festival.

There’s also the French Creek YMCA, a state-of-the-art, 6,000+ square-foot facility featuring an eight-lane indoor pool, aerobics studio, family gym, sauna, whirlpool, wellness center and child-care center.

Catch a minor league baseball game at Avon’s Crushers Stadium, home of the Lake Erie Crushers. On rainy days, you’ll find indoor entertainment for the whole family at Main Event, offering state-of-the-art bowling; more than 110 of the hottest interactive and video games; multi-level laser tag; regulation billiards and relaxing shuffleboard; and a bar & restaurant.

If you’re a golfer, there are a number of courses within 15 min: Bob-O-Link, Sweetbriar, Hilliard Lakes, and Valley of the Eagles Golf Club.

There are also several private clubs nearby: Red Tail Golf Club, Avon Oaks Country Club, and Lakewood Country Club.

Should you desire a day at the lake, Huntington Beach is only 16 minutes away!

A plethora of shopping and dining options are nearby at Avon Commons (6 minutes): Costco, Heinen’s grocery, GNC, Target, Kohl’s, Walmart, Home Depot, World Market, Michael’s, Marshall’s, Old Navy, Bath & Body Works, Famous Footwear, Panera, IHOP, Friday’s, Applebee’s. The 75-acre, open-air collection of restaurants, retail, entertainment & leisure at Crocker Park is 13 minutes away.

There are some excellent Avon restaurants like Nemo Grille, Avon Brewing Company, Heck’s of Avon for burgers, In Forno for Neapolitan pizza, Kelsey Elizabeth Cakes for macarons, Veranda Bistro & Bar, and my personal favorite, Strip Steakhouse (I recommend the “Flip Flop” cold lobster salad, and any of the steaks accompanied by Gruyère Mac and Cheese and Bourbon Creamed Corn).
