Hey, it’s Damien Baden, your local real estate agent in Northeast, Ohio. And I wanted to go through a short description of Avon Ohio today. It’s a prevalent community to either build a new home or to buy an existing home. Realty Done by Damien Baden has helped around 100 home buyers find homes for sale in Avon, Ohio.
When you look at Avon, on the Northside, you have Avon Lake, you have Sheffield off to the West, you have North Ridgeville to the South and Westlake to the East. Something to know about Avon is over the last 10 years, there has been a lot of development taking place. Let’s go back even 20 years. 20 years ago, Avon did not have a lot of construction going on. Avon used to be considered way out in the country. Well, in the early 2000s, Pulte Homes and Ryan Homes came in to build new communities.

Some of the popular developments today would be Highland Park, which is a massive community. Highland Park ranges from 2200sf up to probably four or 5,000 square feet and homes back in the day used to sell for perhaps in the $200,000 to $300,000s. Today, Highland Park homes are going in the sevens and eights. Those higher prices would be for some of the new construction in Highland Park, and that’s across the street from Bob-O-Link Golf Course. On the Southern end of Avon, another popular community would be Red Tail’s Golf Course Community. Red Tail is a more custom community of homes. And that is more on the Eastside, closer to Westlake and close to North Ridgeville as well. Another great community Bentley park, which is more in a walkable distance to Avon Commons, that is going to be more in the central part right off 83 and Jaycox and South of Detroit, where you can find Bentley Park.
Looking for new build homes for sale in Avon, Ohio? A lot of newer construction today is going on more of the Westside of Avon, above Detroit Rd, but between a Stony Ridge and Moon road, that is an area that you can see a lot of new construction going on. A new construction community in Avon I feel will be in new home buyer demand is McIntosh Farms by Drees.
For those looking for homes for sale in Avon, OH, one of the great things is Avon is close to major roads. Obviously, I-90, you can get to 480 pretty quick, as well as the Ohio Turnpike. Avon Ohio has some great shopping. You have Avon Commons, which continues to grow with more stores on top of that within about 10 minutes away, you have Crocker Park over in Westlake, which is also a trendy shopping spot. But one of the things that I think is unique about Avon is just the amount of stuff that this city provides. You have the crusher stadium that was recently built. All across I-90, you have all kinds of things to do, such as Play CLE. There is also Costco, Best Buy, Cabela’s, Duluth Trading Company. The shopping just goes on and on. And every time I turn around, something else seems to be being built in Avon.
So, Avon is definitely a popular community for eating delicious food. Strip, a steak house, one of my favorite places to go eat. And I’m more than happy to drive from where I live in North Royalton over to this area, just to get access to this great food and dining experience. Another great Avon eatery is Melt Bar and Grilled and Heck’s Cafe for great hamburgers. And let’s not forget Winking Lizard, which used to be closer to Westlake, but they just put a new location just South of Detroit road on 83. Winking Lizard is another hotspot, great for beers, burgers, and chicken wings, if you like that. So hopefully this gives you a little bit of an idea of Avon.
One of the things I want to point out if you are looking for homes for sale in Avon, Ohio is something essential about this area any home buyer should want to know, there is a flood plain that runs through parts of Avon, and you can see it highlighted in this orange as I run my mouse. The area of Avon most impacted by this is on the Southeast end. So closer to North Ridgeville, as well as Westlake. And one of the things to keep in mind, if you’re buying a home in certain Avon areas, you want to make sure that you understand flood insurance. Hopefully, this illustration gives you a better understanding of the impacted Avon areas. Avon’s FEMA 100-year flood zone is not something to necessarily be afraid of, but it’s something to be aware of as you’re searching for either a resale home or a newly built home in Avon. Some of the restaurants, once again, Strip Steak House, one of my favorites, Nemo Bar and Grill, Hecks Cafe has great hamburgers, you know, Winking Lizards, one of my favorites and they’re all over Cleveland, but there’s one right in Avon. On top of these great Avon eateries, Avon Brewing Company is something that would be something to go check out.
Other Avon amenities someone looking for homes for sale in Avon, Ohio are, the Aquatic Facility in Avon, unfortunately, due to COVID at shutdown right now, but a community waterpark. You have the Avon Fitness Court, the little league park and something, that is cool that when I was building in Bentley Park and Highland park for Pulte, they did not have this, but now they have an Avon Skate Park. For all the golfers living in Avon, Ohio, you have Bob-O-Link golf course, Golf Zone, for your 3D golf courses. And as I mentioned before, on that far Westside, you’ve got the Lake Erie Crushers. So this has just given you a little bit better understanding of the benefits of living in Avon.
Finally, you should also know about Miller’s Nature Preserve. Now, this is just off 83 South of Detroit road, not too far away; it is almost within walking distance of Falcon Crest and Bentley park for different activities. They have a 5,000 square foot conservatory with a butterfly house. That’s really cool on top of that, you’ve got some hiking trails, and as you can see here, the trail map, this is 83 right here, referred to as Center Road, but hopefully, this gives you a good idea and why Avon is such a popular place to live.
