Orchard Trail is a community of 162 single-family homes and limited-maintenance detached cluster homes in southwest Avon, Ohio offering abundant greenspace, walking trails, and fountained fishing ponds.

This development is located 0.2 miles south of French Creek Rd, off the west side of Moon Rd. It comprises the residential streets of Fieldstone Trl, Grove Ln, Hawthorne Dr, Wheaton Dr, Woodland Trl, and Courseview Dr (west of Moon Rd).

This subdivision was constructed exclusively by Ryan Homes in six phases from 2004-2017.

Being a production-built community, elevations have a similar aesthetic. Facades are traditionally styled, constructed with either full vinyl siding or accented with stone or brick.

Each Ryan Home is “Built Smart” certified, saving you up to 30% on your energy bills.

Orchard Trail homesites range from 0.18 to 0.25 acres, making yardwork easily manageable for single-family homeowners (lawn care is taken care of for cluster homes).

Previously farmland, the development is flat and offers wide open vistas. Other than the treeline surrounding much of the development’s perimeter, privacy is achieved by privacy fencing or planted pines.

Some homes abut HOA-owned common area (yellow areas within the red border on illustrated map above), offering extended vistas, wooded backdrops, or fountained pond views.

Meandering around the greenspace is a mile of gravel walking paths, popular with trail runners and nature lovers.

Orchard Trail’s single-family homes are available as ranch and 2-story (colonial) designs ranging from 1,900-2,900 above-grade square feet with 3-4 bedrooms and 2.5-3.5 bathrooms. Including finished basements, these homes can total 3,900 square feet.

First floors include formal dining rooms and/or offices, and fireplaced great rooms that open to kitchens featuring granite/quartz counters, breakfast bars, pantries, dinettes, and even sunrooms.

Laundry rooms are located on the first or second floor (plans with second level laundry rooms have garage-entry mudrooms).

Owner’s suites are on the second level and include walk-in closets and ensuite bathrooms with dual sink vanities, a walk-in shower and/or soaking tub.

Basements may include rec rooms and bars.

Front-entry garages accommodate 2-3 cars.

Outdoor living is enjoyed on custom stamped patios and/or decks. Some homes even have in-ground pools.

Backyard fences and sheds are permitted on single-family properties.

Homeowner’s Association (HOA) fees for Orchard Trail’s single-family homes are approximately $330 semi-annually.

Cluster Homes:

Orchard Trail’s limited-maintenance cluster homes (aka Orchard Trail Lifestyle Community) are available as ranch and 1.5-story, and 2-story designs ranging from 1,500-2,900 above-grade square feet with 2-4 bedrooms and 2-4 bathrooms.

These detached cluster homes feature first floor laundry rooms, formal dining rooms or offices, and fireplaced great rooms that open to kitchens featuring granite/quartz counters, breakfast bars, pantries, dinettes, and even sunrooms.

First floor owner’s suites include walk-in closets and private bathrooms with dual sink vanities and walk-in showers.

Second levels may have lofts.

Basements may be finished with rec rooms and bars.

Front-load garages accommodate 2 cars.

Backyards offer custom stamped patios.

Backyard fences and sheds are NOT permitted on cluster home properties.

These cluster homes offer limited maintenance living, which includes snow removal and lawn care. Homeowner’s Association (HOA) fees for these cluster homes are approximately $170 monthly, plus $330 semi-annually for the master HOA.

🚂Train tracks run just beyond the west end of the development.

⚡For those with sensitivities or concerns about visual encumbrance, high-voltage (HV) steel H-frame transmission towers run along the train tracks.

The entrances to Woodland Trail and Courseview Drive are decorated with lush landscaping, two-rail fencing, and engraved masonry signage.

The entire development is enhanced with flowering street trees, lantern-style streetlights, curbs, and sidewalks on both sides of the street.

Fieldstone Trl is currently a dead-end street, which could be extended with future development opportunities.

For most of the community mail is delivered to individual mailboxes at the end of driveways (some are double mailboxes). Phase 6 utilizes mail kiosks.

Orchard Trail is connected to the neighboring community to the south, McIntosh Farms, via Woodland Trl.

The subdivision of Orchard Trail is located in southwest Avon, Ohio, along the border of Sheffield, off the west side of Moon Rd, 0.2 miles south of French Creek Rd.

You are only 6 minutes from Veterans Memorial Park with 98 acres for outdoor recreation including walking trails, ponds, ball fields/courts, a playground, a dog park, restrooms, and two pavilions with picnic tables and grills. There’s also the nearby Miller Nature Preserve, offering nature lovers hiking trails, a seasonal butterfly house, and a 5,000-square-foot conservatory featuring orchids and various plant specimens from around the world.
