About Nagel Farms Real Estate
Nagel Farms is a Petros Homes new construction commnity of 35 single-family homes and 56 two-story townhomes in northeast Avon, Ohio.
This subdivision is located off the east end of Middleton Dr, which is accessible from the east side of Nagel Rd between Avon Rd and Detroit Rd. It comprises the residential streets of Vivian Way and Dean Dr.
Single Family Homes:

Single-family homes feature complementary modern farmhouse styling, offering a cohesive streetscape. They are constructed with vertical siding, stone wrap accents, white window trim & fascia trim/rake board, and gable accents.

There are two categories of single-family homes, Estate & Reserve, each described below.
Estate Series Single-Family Homes
The Estate Series is a collection of home plans offering elevated options such as volume ceilings, built-ins, extended kitchen countertops, optional guest suites, extended garage space, basement-to-garage staircases, and covered outdoor living spaces.
Distinctive touches such as 8-foot front doors, courtyard-style garages, natural cedar accents, and expansive porches enhance curb appeal and add character to each home.
These ranch and two-story homes range from 2,200-3,600 above-grade square feet with 3-4 bedrooms, 2.5-3.5 bathrooms.
Petros is offering nine ranch and two-story Estate Series floorplans. Custom builds are also available.
First floor amenities and principal rooms for Estate Series include upscale finishes, LVP flooring, volume ceilings, a front entry foyer, garage-entry mudroom with a closet and/or cubbies, office and/or flex room, pocket office with built-in desk (some plans), large laundry room, powder room, and an open-concept living area with a fireplaced great room (2-story or 10’10” to 12′ ceiling) and kitchen featuring granite or quartz countertops, a center island with breakfast bar, an extended buffet or coffee bar, walk-in pantry, dinette area, and even a hearth room (certain floorplans).
Your first or second level owner’s suite features a spacious bedroom (many with vaulted, trayed or 14′ ceilings), walk-in closet(s), and ensuite bathroom with dual sinks/vanities, a tiled walk-in shower, and enclosed commode.
Second floors may have a loft and/or guest/au pair suite.
Side-entry garages accommodate 2.5-3.5 cars, some with storage/work space and/or basement-to-garage staircases.
Covered outdoor living spaces include an extended front porch (most plans), spacious rear porch, and small side porch.
Reserve Series Single-Family Homes
The Reserve Series offers the same craftsmanship, but with fewer options and a more accessible price point. This series excludes features like built-ins, extended kitchen countertops, extended garage space, basement-to-garage staircases, etc. Outdoor living areas for Reserve Series are downsized or excluded entirely, allowing homeowners to complete them with an outside vendor.
These ranch and two-story homes range from 2,200-3,300 above-grade square feet with 3-4 bedrooms, 2-3.5 bathrooms.
There are seven ranch and two-story home plans for Reserve Series. Custom builds are also available.

Streets are lined by curbs and sidewalks.
Vivian Way ends in a permanent cul-de-sac.
The stub street of Dean Dr could be extended with future development opportunities.
Along the west end of Vivian Way is a narrow strip of city-owned greenspace with a ditch.
Beyond the greenspace to the west are commercial properties, some vacant and others with retail and service plazas.
To the east are agricultural parcels.
Homeowner’s Association (HOA) fees for Nagel Farms single-family homes are roughly $800 annually.
Townhomes:

The Villas at Nagel Farms is a single-street section of limited-maintenance 2-story townhouses with full basements.
These townhomes are grouped in rows of 4 to 6 units.

Facades feature modern farmhouse designs with mixed-texture siding profiles (vertical and horizontal), white window trim & fascia trim/rake board, and stone wrap accents.
There are nine home plans available for these townhomes.
Villas at Nagel Farms townhouses range from 1,700-2,100 above-grade square feet with 3-4 bedrooms and 2.5 bathrooms.
First floor amenities and principal rooms include upscale finishes, LVP flooring, a garage-entry mud hall with optional cubbies/bench (most plans), front-entry foyer, and an open-concept living area featuring a fireplaced great room (some have two-story or trayed ceilings) and kitchen featuring quartz or granite countertops, a center island with breakfast bar, walk-in pantry, and dining area.
First or second floor owner’s suites feature tray ceilings (some plans), a walk-in closet, and ensuite bathroom with dual sink vanities and a tiled walk-in shower.
Some second levels include lofts.
These townhomes have full basements with 9′ ceilings, which can be finished to offer even more living space.
Townhouses are surrounded by 8.97 acres of HOA-owned greenspace. The west end of greenspace has an elongated retention pond and a ditch.
Villas at Nagel Farms comprise the north end of Vivian Way, which has curbs, streetside walkways, and guest parking spaces.
A paved walkway off the north end of Vivian Way adjoins the sidewalks along Avon Rd.
Beyond the greenspace to the west are commercial properties with retail and service plazas.
To the east are agricultural parcels.
Homeowner’s Association (HOA) fees for Villas at Nagel Farms are $TBD monthly, which include landscaping and snow plowing.

Nagel Farms is located in the northeast quadrant of Avon, Ohio, off the east end of Middleton Dr, which is accessible from the east side of Nagel Rd between Avon Rd and Detroit Rd.

NOTE: The north end of the community is within 0.1 miles of I-90, which experiences interstate noise pollution and traffic congestion along Nagel Rd.
