About Palmer Village in Avon

Palmer Village is a subdivision of 72 single-family homes in northeast Avon, Ohio, around the corner from Heritage Elementary and the extensive retail of Avon Commons.

This community is located 0.1 miles west of Jaycox Rd, off the south side of OH-254/Detroit Rd. It comprises the residential streets of Covington Pl, Katlin Ct and Palmer Ln, and one home at 35171 Detroit Rd.

Homes were built exclusively by Ryan Homes between 2009-2019.

There are a variety of facades ranging from stately traditional full-brick to contemporary country farmhouses accented with stone/brick, a blend of siding textures, and white trim.

Palmer Village homes are primarily 2-story, but there are a few ranches (1-story). They range from 1,800-4,100 above-grade square feet with 3-6 bedrooms and 2-5.5 bathrooms.

These homes offer open floor plans with desirable modern amenities like hardwood or LVP floors, 9′ first floor ceilings, large windows, a mudroom, foyers (many are 2-story) with open staircases, formal living rooms/flex rooms and/or private dens, formal dining rooms, and fireplaced great rooms with vaulted or coffered ceilings that open to kitchens with granite or quartz kitchen counters, a center island with breakfast bar, and dinette area or morning room.

Owner’s suites (most are second level) include a sitting area, large walk-in closet(s), and oversized ensuite bathroom with dual sinks, a soaking or jetted tub, and tiled walk-in shower.

Spacious guest bedrooms have ample closet space.

Lower levels may be finished to include rec rooms and bars.

Side-entry garages add curb appeal and accommodate 2-3 cars.

Lots measure approximately 100′ wide.

Most lots range from 0.35 acres to 0.44 acres. However, there are twelve homes with double lots, totaling roughly 0.70 acres.

Backyard fences, sheds, playsets and in-ground pools are permitted.

Most lots are cleared of old-growth trees. Approximately a dozen homesites (primarily those with double lots along the southeast end of Palmer Ln) have wooded backyards.

Some lots abut a treeline or neighbor a wooded parcel.

HOA-owned greenspace is designated in yellow on the above map. The greenspace in the center of the community has drainage basins to manage stormwater.

There are two entrances to Palmer Village via Covington Pl and Palmer Ln. The entrance to Palmer Ln is flanked by an elegant stacked stone signage wall surrounded by landscaping.

Streets are lined by lantern-style streetlights, street trees, curbs and sidewalks.

📪MAIL: The northern half of the development (Phases 1-4) has driveway mailbox posts (house numbers 2551-2597 Covington Pl and 2553-2599 Palmer Ln). The southern half of the subdivision (Phases 5 & 6) utilizes mailbox kiosks.

With no connection to another community, traffic is limited to residents and their guests.

Homeowner’s Association (HOA) fees at Palmer Village are roughly $500 annually.

The southern end of the community abuts Bentley Park.
