About Greenview Estates in Avon

Greenview Estates (Hanamar Dr) is a single-street* community of 34 homes in southeast Avon Ohio.

These homes were mainly built between 2002-2006, with the final three homes completed in 2009, 2011 and 2016. Most homes were constructed by Bennett Quality Homes (now Bennett Builders) and a few by Andreano Building. Many homes have since been updated.

Greenview Estates includes ranch, cape cod and colonial homes ranging from 2,800-4,400 square feet with 3–5 bedrooms and 2.5–4.5 bathrooms.

Facades feature complimentary traditional designs, most with brick/stone.

Amenities include two-story foyers, formal dining rooms, formal living rooms and/or private dens, and an open-concept great room and kitchen layout that features quartz/granite countertops, center islands, breakfast bars, walk-in pantry, dinettes and even sunrooms. First or second floor owner’s suites are appointed with walk-in closet(s) and bathrooms with dual sinks, soaking/jetted tub and walk-in shower. Finished basements may include theater rooms, bars, kitchenettes, and excercise rooms. Front or side-entry garages accommodate 2-3 cars. Backyards are complete with custom stamped/paver patios.

Cleared homesites are 100′ wide, ranging from 0.36 to 0.58 acres.

Five homes along the southwest end of Hanamar Dr overlook a serene pond situated on an HOA-owned common area parcel (yellow area on map above). Along the perimeter of the common area is a treeline, offering privacy from the parcel to the south.

The entrance to Greenview Estates is off the east side of Center Rd, 0.2 miles south of Kinzel Rd. It is flanked on the right side by a landscape bed with brick pillars with community signage and a small pond.

This subdivision comprises Hanamar Dr and the stub street of Kenshire Dr.

*Hanamar Dr currently ends in a temporary cul-de-sac, which along with the stub street of Kenshire Dr, could be extended with future development opportunities.

Its streets are enhanced by mature street trees, lantern-style streetlights, curbs, and sidewalks on both sides of the street, so there’s plenty of pavement to bike, skate or walk the dog.

All mailboxes are the same color and design, adding to a consistent streetscape.

Fences and sheds are permitted.

Homeowner’s Association (HOA) fees at Greenview Estates are approximately $325 annually.

Abutting this development to the north is Wyndemere Estates.

Other nearby Avon communities include Creekview Estates, Halsted Village, Highland Park, and Stonebridge Creek.

Greenview Estates is located in southeast Avon Ohio, off the east side of Center Rd, 0.2 miles south of Kinzel Rd. This section of Avon is surrounded by golf courses and pastures, tucked away from the bustle of retail and interstate congestion.

I-90 access is 6 min away.

The top-rated Avon Schools are all within a 5-8 min drive.

There are many nearby opportunities for activity and enjoyment. You are 3 min from Miller Nature Preserve, which offers nature lovers hiking trails, a seasonal butterfly house, and a 5,000-square-foot conservatory featuring orchids and various plant specimens from around the world. There’s also a visitor center with a gift shop, café, event hall, and an outdoor patio that hosts weekly music events during summertime. Come winter, the community center hosts art, cooking and card-making classes.

You are 5 min from Avon Aquatic Facility & Park, which includes an Olympic-sized competitive lap pool with diving boards and a recreation pool with slides, interactive play structure, wading area, a sprayground, pavilion, and bathhouse. The adjacent 20-acre park features a spectacular playground with unique play structures, a storybook trail, history walk, fitness court, and walking trails.

Schwartz Road Park (5 min) has ball fields/courts, pavilions and a nature trail.

Veterans Memorial Park has 98 acres including walking trails, ponds, ball fields/courts, a playground, restrooms, and two pavilions with picnic tables and grills. The park is also home to the annual Avon Heritage Duct Tape Festival.

There’s also the French Creek YMCA, a state-of-the-art, 6,000+ square-foot facility featuring an eight-lane indoor pool, aerobics studio, family gym, sauna, whirlpool, wellness center and child-care center.

Catch a minor league baseball game at Avon’s Crushers Stadium, home of the Lake Erie Crushers. On rainy days, you’ll find indoor entertainment for the whole family at Main Event, offering state-of-the-art bowling; more than 110 of the hottest interactive and video games; multi-level laser tag; regulation billiards and relaxing shuffleboard; and a bar & restaurant.

If you’re a golfer, there are a number of courses within 15 min: Bob-O-Link, Sweetbriar, Hilliard Lakes, and Valley of the Eagles Golf Club.

There are also several private clubs nearby: Red Tail Golf Club, Avon Oaks Country Club, and Lakewood Country Club.

Should you desire a day at the lake, Huntington Beach is only 16 minutes away!

A plethora of shopping and dining options are nearby at Avon Commons (6 minutes): Costco, Heinen’s grocery, GNC, Target, Kohl’s, Walmart, Home Depot, World Market, Michael’s, Marshall’s, Old Navy, Bath & Body Works, Famous Footwear, Panera, IHOP, Friday’s, Applebee’s. The 75-acre, open-air collection of restaurants, retail, entertainment & leisure at Crocker Park is 13 minutes away.

There are some excellent Avon restaurants like Nemo Grille, Avon Brewing Company, Heck’s of Avon for burgers, In Forno for Neapolitan pizza, Kelsey Elizabeth Cakes for macarons, Veranda Bistro & Bar, and my personal favorite, Strip Steakhouse (I recommend the “Flip Flop” cold lobster salad, and any of the steaks accompanied by Gruyère Mac and Cheese and Bourbon Creamed Corn).
