Sutton Woods Estates is a community of roughly 98 production-built homes surrounded by wooded greenspace in Broadview Heights, Ohio. This subdivision is located 0.6 miles south of E Wallings Rd, immediately west of I-77, and comprises the southernmost end of W Mill Rd (house numbers 5700-5773), as well as the streets of Buckingham Dr, Lincolnshire Ct, Saxony Ct, and Westminster Ln.


Homes were constructed exclusively by Ryan Homes from 2002-2008.
The majority of homes are colonials, but there are a few ranches. Homes mainly range from 2,500 to 4,900 square feet, with 4-5 bedrooms and 2.5-4.5 bathrooms.
Amenities include hardwood flooring, dramatic two-story foyers with open staircases, formal dining rooms, formal living rooms and/or private dens, and fireplaced great rooms that open to kitchens featuring oversized islands (some with breakfast bars), walk-in pantries, and dinettes. First-floor laundry rooms. Large second-floor owner’s suites have walk-in closets and glamour baths with walk-in showers, soaking tubs, dual sinks/vanities, and enclosed commodes. Finished lower levels (some are coveted walk-outs!) include media rooms, bars, and exercise rooms. Most homes have 2-3 car front-load garages, but a few are side-load.
Backyards are equipped with custom patios and/or decks to extend living outdoors.
Some backyards are trees, providing privacy and shade for significantly cooler al fresco enjoyment on hot summer days.
Sutton Woods homesites offer approximately 74′ to 85′ frontage and range from 0.21 to 0.45 acres.
Nearly every lot abuts a portion of heavily wooded HOA-owned common area totaling 46.43 acres (yellow areas on above map), attracting songbirds and extending privacy and lush nature views.
Further enhancing its scenic surroundings, Chippewa Creek runs along the west end of the community, as well as smaller streams that meander through the development, offering rolling or ravined topography. Living near these waterways provides a serene, natural setting and presents opportunities for fishing and wildlife-viewing of pheasants, wild turkeys, owls, herons, deer, foxes, and beavers. The community entrance on W Mill Rd begins 0.1 miles south of Lacey Ln, which is designated by a landscaped bed with masonry signage on the right side of the street.
The development is lined with street trees, curbs, and sidewalks on both sides of the street.
Buckingham Dr, Lincolnshire Ct, Saxony Ct, and Westminster Ln have cul-de-sacs enhanced with landscaped islands encircled by brick-stamped concrete.
This neighborhood is served by the highly regarded Brecksville-Broadview Heights City School District.
Homeowner’s Association (HOA) fees at Sutton Woods are approximately $330 annually.

Sutton Woods is located in northeast Broadview Heights, Ohio, along the border of Brecksville. The entrance is off W Mill Road, 0.6 miles south of E Wallings Rd.
This subdivision is ideally located for commuting! Highways are accessible in 3 min to I-77, 8 min to I-480, and 10 min to I-80.
