About Summerwood in Broadview Heights
Summerwood is an upscale subdivision of roughly 37 luxury homes in north-central Broadview Heights, Ohio. It is located a half-mile north of Royalton Rd on the east side of Avery Rd, comprising the streets of Brooke Valley Ct, Crooked Creek Ln, Stillwater Ct, Summerwood Dr, and two homes on Avery Rd (house numbers 9003 & 9043).


Homes were custom-built from 2001-2010 by builders including Petros Homes.
Homes range mainly from 3,400 to 5,500 square feet, with 3–6 bedrooms and 3.5–5.5 bathrooms. However, there is one home with 8,553 square feet. Most homes are colonial, but there are also cape cod and a couple of ranches.
Facades are traditionally styled, most with full brick or combinations of brick/stone with vinyl or stucco.
Inside, you’ll find two-story foyers with open staircases, hardwood or LVP floors, marble flooring, private dens or flex rooms, formal dining rooms, and fireplaced great rooms (some are vaulted or two-story) that are open to kitchens with granite or quartz countertops, center islands, breakfast bars, and dinette areas. First or second floor owner’s suites have walk-in closets and large en-suite bathrooms with dual sinks/vanities and walk-in showers. First floor laundry rooms. Finished basements (some are coveted walkouts!) can include media/theatre rooms, billiard areas, bars, and exercise rooms. Side-entry garages accommodate 3 cars.
Living is extended to the outdoors with backyard decks and/or stamped patios.
Homesites are generously sized from 0.46 to 0.80 acres, with a few lots over 1 acre.
Some lots have wooded or partially wooded backyards, offering lush views, natural privacy, shade, significantly cooler al fresco entertaining on hot summer days, and soothing birdsongs.
Chippewa Creek, a direct tributary to the Cuyahoga River, runs along the northern end of the community, a tributary stream winds along its southeastern end, and smaller offshoots intersect some lots. Living near these streams enhances the setting with natural beauty, providing beautiful rolling topography and opportunities for fishing and wildlife-viewing of pheasants, wild turkeys, owls, herons, deer, foxes, and beavers. To the southeast, just beyond the forest, is land that was formerly a landfill, which has been closed since 2004. The land has since been capped, seeded with grass, and left as an open meadow.

The entrance to Summerwood Dr is elegantly flanked by stately stacked stone signage walls with lush landscaping, garden stones, and mature pines. In the center of the street is a divided median with lush landscaping. A landscape mound with conifers runs along the main road, offering privacy from passing traffic.
Brooke Valley Ct, Crooked Creek Ln, Stillwater Ct, and Summerwood Dr are enhanced by street trees, lantern-style streetlights, curbs, sidewalks along both sides of the street, and cul-de-sacs with landscaped islands surrounded by brick pavers.
Each intersection is adorned with custom iron street signage.
With no connection to another subdivision, traffic is limited to residents and their guests.
Mail is conveniently delivered to individual mailboxes at the end of each driveway.
Residences are served by the award-winning Brecksville-Broadview Heights City Schools.
Homeowner’s Association (HOA) fees at Summerwood are approximately $400 annually.
Other nearby communities include the subdivision of Homestead Creek (across the street), Whispering Winds, and Forestbrook Estates.
