The Ledges is a new construction community of 36 limited maintenance townhomes by Drees Homes in Broadview Heights, Ohio. The subdivision comprises the single street of Ledge View Terrace (also spelled Ledgeview Terrace), located off the north side of W Royalton Rd, 0.3 miles west of Broadview Rd.
The Ledges townhomes were constructed beginning in 2023.
Drees Homes is offering three 2-story floorplans with full basements (optional finished) ranging from 1,968-3,299 with 3-4 bedrooms and 2.5-3.5 bathrooms.
Townhomes are arranged in rows of 2 or 3 units.
Modern farmhouse-style facades are accented with stone wrap, various vinyl siding profiles, white fascia trim, and windows with white trim, creating a homogeneous streetscape.
The Ledges townhomes offer covered front entryways, designated foyers (some 2-story) garage-entry mud halls with benches, first or second floor side-by-side-capacity laundry rooms, and open-concept living areas with fireplaced great rooms (some with 2-story or tray ceiling), dining area, and kitchens with center islands. First or second floor owner’s suites include bathrooms with large walk-in showers and walk-in closets. Second levels may include lofts. Optional finished lower (some are coveted walkouts!) levels may have bedrooms or dens, entertainment areas, and storage rooms. Front-entry garages accommodate 2 cars.
Outdoor living is enjoyed on decks and/or patios.
The Ledges townhomes are surrounded by common space (green area on illustrated map above), most of it wooded.

Two retention basins will manage stormwater for the development.
The entrance to Ledge View Terrace is flanked on the right by a landscape bed with stacked stone pillar signage.
As a single-street community that is not connected to another subdivision, traffic is limited to residents and their guests.
Ledge View Terrace will have lantern-style streetlights, curbs, and sidewalks on both sides of the street. The cul-de-sac is enhanced by a landscaped island.
Mail is delivered to the cluster box unit near the entrance.
Residences are served by the award-winning North Royalton City School District.
Homeowner’s Association (HOA) fees at The Ledges are $150 monthly, which includes lawn care and snow removal.

Location & Nearby Amenities
The Ledges townhomes are located in central Broadview Heights, Ohio, off the north side of Royalton Rd/Route 82, roughly 2,000 feet west of Broadview Road.
Highways are accessible in 7 min to I-77, 13 min to I-80/Turnpike, and 14 min to I-480.
The Ledges is conveniently located 3 min west of downtown Broadview Heights for quick access to local dining and retail.
Broadview Heights Rec Center is only a 5 drive or 9 min bike, which includes an indoor track, fitness & spinning room, pool, gymnasium, childcare, rentable rooms, skate park, tennis and pickleball courts, baseball and soccer fields, playground, and an outdoor splash pad.
Exercise enthusiasts will appreciate being a 9 min bike (1.5 miles) from Metroparks’ Valley Parkway Connector Trail. Heading east, the trail connects to Brecksville Reservation and the 81-mile Ohio & Erie Canal Towpath Trail. To the west, it leads through Mill Stream Run Reservation all the way to Rocky River Reservation.
As for parks, Brecksville Reservation is only 9 min east. It is the largest of the Cleveland Metroparks’ reservations, offering scenic gorges, caves and an extensive system of trails, including a section of the Buckeye Trail. The Metroparks Mill Stream Run Reservation is 12 min away with trails, rope courses and zip lines, as well as The Chalet, which has two toboggan chutes that are open in the winter. Cuyahoga Valley National Park is a 16 min drive, offering 33,000-acres with hiking trails, bike paths, a scenic railroad, and a vast array of flora & fauna.
If you’re a golfer, The Ledges is only 5 min to Seneca, 7 min to Briarwood, 9 min to Sleepy Hollow and Valleaire, 11 min to Ironwood, and 13 min to Pine Hills.
