Timber Brook is a single-street subdivision of 26 custom and semi-custom homes in northern Broadview Heights, Ohio. The community encompasses Majestic Oaks Trl, located on the north side of Wallings Rd, one mile east of Broadview Rd.
Homes were constructed from 2003-2013 by Prestige Homes and Drees Homes.
Most are colonial homes but there are a few ranches.
Facades are traditionally styled with full-brick, full vinyl, or a combination of brick/stone with vinyl or shake.
Timber Brook homes range from 2,900 to 5,600 square feet with 3–5 bedrooms and 2.5–6 bathrooms.
Inside, you’ll find two-story foyers with open staircases, hardwood or LVP floors, private dens, formal living and dining rooms, and fireplaced great rooms (some are vaulted or two-story) that are open to kitchens with granite or quartz countertops, center islands, breakfast bars, and dinette areas. First or second floor owner’s suites have walk-in closets and large en-suite bathrooms with dual sinks/vanities, walk-in showers, and soaking tubs. First or second-floor laundry rooms. Finished basements (some are coveted walkouts!) can include media/theatre rooms, billiard areas, bars, and exercise rooms. Side-entry garages accommodate 3 cars.
Outside, homes are appointed with custom patios and/or decks.
Homesites are approximately 100′ wide and mainly range from 0.46 to 0.56 acres. There are also a few larger lots up to 2.18 acres.
Many backyards are treed or have a treeline.
A stream flows near the east end of the community, enhancing the natural setting with sloping topography and opportunities for wildlife viewing. Stream-adjacent properties may have riparian setbacks or flood risks. View FEMA Flood Map.
The entrance to Majestic Oaks Trail is flanked on the right side by a stacked stone signage wall and white crossbuck fencing.
Majestic Oaks Trl is lined by street trees, curbs, and sidewalks. The street ends in a permanent cul-de-sac with a landscaped island surrounded by brick pavers.
Mail is conveniently delivered to individual mailboxes at the end of each driveway.
Residences are served by the award-winning Brecksville-Broadview Heights City School District.
Homeowner’s Association (HOA) fees at Timber Brook are approximately $500 annually.
