About Braemar Farms in Broadview Heights
Braemar Farms is a single-street community in southwest Broadview Heights, Ohio of 35 single-family homes with half-acre+ lots and adjacent parkland. The subdivision comprises Braemar Dr, located off the north side of Boston Rd, 0.8 miles west of Broadview Rd.
Homes were built exclusively by Petros Homes from 2018-2021.
The property was formerly a working farm established in 1870.
The ranch and 2-story homes of Braemar Farms range from 2,400 to 3,700+ square feet with 3–5 bedrooms and 2.5–4.5 bathrooms.

Side-entry garages accommodate 2-3 cars. Backyards feature custom decks, stamped patios, and firepits.

Spacious homesites are approximately 100′ wide and range from 0.51 to 0.93 acres.
Some lots have gently rolling topography.
Most lots have partially or fully wooded backyards, providing a private backdrop for outdoor living, lush views, shade, and soothing birdsong.
During development, staggered evergreens were planted along the rear property lines of lots without wooded backyards (parcels along the northeast side of Braemar Dr), offering additional privacy to homes.
Homes along the west end of the subdivision abut a 9.32-acre parcel of forested parkland (green shaded area on above map) owned by the Metroparks for extended privacy and views of nature.

The entrance to Braemar Dr has a divided median with a landscaped island and masonry signage.
This community is not connected to another subdivision, so traffic is limited to residents and guests.
Braemar Dr has street trees, curbs, sidewalks on both sides of the street, and two cul-de-sacs with landscaping surrounded by stamped concrete.
Mail is delivered to the cluster box unit near the cul-de-sacs.
Residences are served by the highly-rated North Royalton City School District.
Homeowner’s Association (HOA) fees at Braemar Farms are approximately $500 annually.
Braemar Farms is bordered to the north and east by the development of MacIntosh Farms.

Braemar Farms is a community located in the far southwest corner of Broadview Heights, Ohio, bordering North Royalton and Hinckley. It is located off the north side of Boston Rd, 0.8 miles west of Broadview Rd.
This community has great proximity to highways: I-77 interstate is only 8 min away; I-80 and I-271 are both 12 min.
You are just 7 min from downtown Broadview Heights for quick access to local dining and retail.
