West Wickham is a single-street* subdivision of 30 homes in northeast Avon, Ohio. This subdivision comprises the cul-de-sac street of Pendleton Ct, located 0.4 miles north of Detroit Rd, off the south side of Middleton Rd, 0.1 miles west of Nagel Rd, and off the south side of Middleton Rd.

West Wickham homes were built exclusively by Ryan Homes from 2019-2020.

Being that homes were constructed by a single builder, facades have a similar aesthetic, offering a cohesive streetscape. While there are some full brick facades, most are Craftsman-inspired (modern farmhouse) with a combination of stone wrap, mixed-texture siding profiles (vertical, horizontal and/or shake), white window trim & fascia trim/rake board, and/or gable accents. Many homes have extended front porches with room for seating that welcomes casual chats with neighbors.

West Wickham’s two-story homes range from 2,700-4,900 above-grade square feet with 4-5 beds and 3.5–5 baths. With finished basements, these home can total 5,600 square feet.

Interior features depend on the selected upgrades and the size and layout of the home. First floors may include LVP flooring, flex rooms and/or private dens, garage entry mud halls with drop zones (benches & cubbies), pocket offices/planning centers, and open-concept living spaces where great rooms with fireplaces open to dining areas and kitchens with granite/quartz countertops, an elongated center island with breakfast bar, and walk-in pantry.

First or second-floor owner’s suites offer tray ceilings, walk-in closets, and ensuite baths with soaking tubs and/or walk-in showers, dual sinks/vanities, and enclosed commodes.

Laundry rooms may be on the first or second level.

Second levels may have lofts or bonus rooms.

Finished lower levels can include family rooms, bars, and exercise rooms.

Attached garages (most are front-entry) accommodate 2-3 cars.

Lots are approximately 100′ wide and mainly range from 0.42 to 0.61 acres.

Backyard fences, pools and sheds are permitted.

Formerly utilized as farmland, the topography of this subdivision is flat and cleared of old-growth trees. Privacy is achieved with tree plantings.

Heider Ditch runs along the rear property lines of homes along the east side of Pendleton Ct. However, it is not associated with any designated Special Flood Hazards. View FEMA Flood Map.

The entrance to Pendleton Ct is decorated by a landscape bed with signage and several ponds.

Pendleton Ct is lined by ornamental street trees, lantern-style streetlights, curbs and sidewalks.

Mail is delivered to the cluster box unit near the entrance.

With only one entrance and no connection to another community, traffic is limited to residents and their guests. *However, the stub street of Bolton Ln could be extended with future development opportunities.

Homeowner’s Association (HOA) fees at West Wickham are roughly $1,160 annually.
