About The Vineyards in Avon
The Vineyards of Avon, Ohio (also called Vineyard Estates) is a community of 152 two-story homes surrounding cul-de-sacs and fountained ponds.
This subdivision is located at the southeast corner of Schwartz and Nagel Roads, comprising the streets of Brandy Ct, Burgundy Cir, Concord Cir, Napa Blvd, Rhine Cir, Sonoma Way, Streamview Dr (sometimes spelled as Stream View Dr), Tuscany Cir, Vineyard Park and Vintage Cir, as well as one home at 33593 Schwartz Rd, and two homes on Nagel Rd (house numbers 3325 & 3335).


The Vineyards of Avon was built exclusively by Ryan Homes, a production builder, between 2001 and 2010.
These customized 2-story floorplans range in size from 2,500–5,000 square feet with 4–5 bedrooms and 2.5–5.5 bathrooms.
Being a production-built community, home elevations have a very similar aesthetic. Most homes have a stately full-brick front; others have vinyl facades.
Inside, amenities include crown moulding, hardwood or LVP flooring, two-story foyers with open staircases, private offices with built-ins and/or formal living rooms, formal dining rooms with tray ceilings, and fireplaced great rooms (some with vaulted or 2-story ceilings) that open to large kitchens with granite or quartz countertops, a center island, breakfast bar, pantry, and dinette area or vaulted morning room. Oversized owner’s suites (most are second floor) are adorned with tray ceilings, sitting areas, walk-in closets, and en-suite bathrooms with dual sinks/vanities, jetted or soaking tubs, walk-in showers, and enclosed commodes. Finished lower levels may be outfitted with rec rooms and bars. Attached garages, some of which are side-entry for maximum curb appeal, accommodate 2-3 cars.
Homesites in The Vineyards range from 0.23 to 0.78 acres.
Premium lots include cul-de-sac, pond-view and wooded backdrop locations.
Homes along the cul-de-sac streets of Burgundy Cir, Concord Cir, Sonoma Way and Tuscany Cir have the added serenity of abutting open greenspace parcels (yellow sections within the red boundary on above map) with shimmering fountained ponds.
A tributary of French Creek runs westward through the common area along the south end of the subdivision. Properties adjacent to the creek and those along the eastern end of the development may have flood hazards. View FEMA Flood Map.

There are two direct entrances to The Vineyards: Vineyard Park off Nagel Rd and Napa Blvd off Schwartz Rd. Each entrance is decorated with landscaped beds and masonry signage.
Its streets are enhanced by lantern-style streetlights, street trees, curbs, and sidewalks on both sides of the street, so there’s plenty of pavement for biking, skating and walking the dog.
Brandy Ct, Burgundy Cir, Concord Cir, Rhine Cir, Sonoma Way, Tuscany Cir, and Vintage Cir have permanent cul-de-sacs.
The temporary cul-de-sac on Napa Blvd and the dead-end on the north side of Tuscany Cir could be extended with future development opportunities.
To the west, Streamview Dr adjoins The Village Of Creekside, which has its own entrance off Nagel Rd.
Homeowners’ Association (HOA) fees are approximately $450 annually.
Backyard fences and in-ground pools are permitted.

The Vineyards, also called Vineyard Estates, sits along the southeast corner of Schwartz and Nagel Roads, in the desirable section of Avon that borders Westlake. This is a quiet, residential area of single-family home subdivisions nestled amongst parks, golf courses and pastures.
The community is ideally situated 1.5 miles south of I-90 – far enough away to evade traffic noise, but still accessible within 5 minutes.
Just south of the community is Yummy Grapes vineyard, family-owned and operated for over 70 years, selling a variety of delicious grapes like Concord and Niagra.

The community is surrounded by golf courses: 5 min to Hilliard Lakes Golf Course, 7 min to Bob-o-Link, 8 min to Meadowood, and 10 min to Sweetbriar.

Driving to Avon’s top-rated schools is easy: only 3 min to East Elementary, 8 min to the Early Learning Center and Heritage Elementary, and roughly 12 min to Middle and High Schools.
