The 114-home community of Avondale is located in southwest Avon, Ohio, off the north side of Detroit Rd, 0.7 miles east of Case Rd. The subdivision comprises the streets of Fairview Dr, Avondale Dr, Bluebird Ct, Briar Lakes Dr, Cardinal Ct, Crosscreek Drive, and Deepdale Ct.

This development was named after Avondale Golf Course, which previously occupied the property.

Homes were constructed exclusively by Ryan Homes between 2015 and 2020. Being that homes were constructed by the same builder over five years, the streetscape bears architectural continuity.

While there are some more traditionally-styled and full brick facades, most Avondale homes are Craftsman-inspired (modern farmhouse) with staggered facades, unique rooflines, and a combination of stone/brick wrap, white window trim & rake board/fascia trim, and/or gable accents. Many homes have extended front porches with room for seating that welcomes casual chats with neighbors.

Avondale has both two-story colonial and ranch homes with 2–3 car garages. Ranches range from 1,400-2,000 square feet with 3 beds and 2 baths. Colonial homes range from 2,100-4,700+ square feet with 3–6 beds and 2.5–5 baths.

Avondale’s modern open floorplans are appointed with amenities like hardwood or LVP floors, a mudroom or mud hall, flex rooms or private dens (some floorplans), pocket offices, formal dining rooms, and fireplaced great rooms that open to kitchens with granite or quartz kitchen counters, a center island with breakfast bar, pantry, and dinette area or morning room. Owner’s suites (most are second floor) include a sitting area, large walk-in closet(s), and oversized glamour baths with dual sinks, a soaking or jetted tub, and tiled walk-in shower. Second floor laundry rooms and bonus rooms or lofts. Lower levels may be finished to include rec rooms and bars. Front-entry garages accommodate 2-3 cars.

Backyards are complete with stamped patios for entertaining.

Cleared, generously sized homesites (on the larger side for Avon developments) are approximately 100′ wide and range from 0.38 to 0.75 acres.

Many homes abut a portion of the nearly 19 acres of HOA-owned greenspace offering treed backdrops, meadow views, or views over any of six ponds.

⚡POWER LINES: For those with sensitivities or concerns about visual encumbrance or property values, there are three rows of high-voltage steel lattice tower transmission lines running along the eastern end of the community. Directly across the street from the community entrance is an electric power station.

The entrance to Fairview Drive is elegantly decorated by elongated landscape beds with community signage, masonry pillars, hedging, ornamental black metal fencing, and garden rocks.

Avondale is also accessible through the adjoining subdivision of Amberwood from French Creek Rd or Moon Rd.

Avondale’s streets are lined with decorative trees, streetlights, curbs and sidewalks.

Homeowners’ Association (HOA) fees at Avondale are approximately $650 annually.

This community allows for fences, in-ground pools, and sheds.

Other nearby Avon communities include Arlington Place, McIntosh Farms, and Orchard Trail.

The subdivision of Avondale is located in Avon, Ohio off the north side OH-254/Detroit Rd, 0.7 miles east of Moon Rd.

It is less than 10 minutes from Interstate 90, via either the OH-254/Detroit Rd or OH-83/Center Road interchange; 15 min from I-80/Turnpike.
